Proposed Action: The subject property, which is defined by the area of the proposed action,
includes a 25-foot by 45-foot lease area at the northwest comer of the subject parcel. A 60-foot
high stealth pole with six antennas (3 sectors with 2 antennas per sector) and a 12-foot by 26-foot
equipment shelter will be constructed within the lease area. The proposed action will require
installation of subsurface utility routes between the lease area and existing utility accesses. The
proposed action is expected to -require soil disturbance during construction of the equipment
shelter and stealth pole foundations and installation of subsurface utility routes. The subject
property/parcel plan is depicted on Figure 2.
Adjoining Property Use: The adjoining properties consist of commercial and residential
development. . The uses and features of adjoining properties are described below:
North: Commercial property including Daniel W. Marshall, DDS (2129 West Elizabeth Street)
followed by West Elizabeth Street and residential property.
East: Commercial property including King Soopers, Check n Go, Sally Beauty, Liquors, Subs,
Nick N Willy's Pizza, Universal Nutrition, Washington Mutual, Cigarette King, L.A. Nails,
Tropical Colorado Restaurant, Mulnix Animal Clinic, Snap Fitness, 1" National Bank, and
Great Clips (1015 South Taft Hill Road); Mugs Coffee Lounge and Titan Auto Insurance
(1031 South Taft Hill Road) and a Conoco gasoline station (1001 South Taft Hill Road)
followed by South Taft Hill Road and residential property.
South: Residential property.
West: Residential property.

Dear Ms. Tunner:
Clayton Group Services, Inc. (Clayton), a Bureau Veritas company, is conducting a NEPA
Evaluation for the above -referenced property. According to the Colorado Historical Society, the
Fort Collins Landmark Preservation Commission would like to be contacted regarding in Section
106 consultations within the City of Fort Collins. Therefore, pursuant to 47 CFR §1.1307(a)(4),
we respectfully request your comment as to whether the proposed wireless telecommunication
project "may affect districts, sites, buildings, structures or objects, significant in American history,.
architecture, archeology, engineering or culture, that are listed, or are eligible for listing, in the
National Register of Historic Places."
PROPERTY DESCRIPTION
Site namellocation: The site is identified as the proposed Verizon Wireless FTC Aggie Alt. 1
Telecommunications Site and is located at 1015 South Taft Hill Road, Fort Collins, Larimer
County, Colorado..
Legal Description: LAND ONLY ON LOT 1, REPLAT PART TRACT W OF REPLAT MILLER
BROTHERS FOOTHILLS 6T" FTC
Property Owner: A and E Miller Enterprises LLC currently owns the site
Current Land Use: The subject parcel is developed with an approximately 83,000-square foot
commercial building (subject parcel building) occupied by several commercial retail stores
including King Soopers, Check n Go, Sally Beauty, Liquors, Subs, Nick N Willy's Pizza, Universal
Nutrition, Washington Mutual, Cigarette King, L.A. Nails, Tropical Colorado Restaurant, Mulnix
Animal Clinic, Snap Fitness, 15' National Bank, and Great Clips within a retail strip center. Two
additional separate commercial buildings associated with different parcels are also developed
within the shopping center. The buildings are occupied by Mugs Coffee Lounge and Titan Auto
Insurance and a Conoco gasoline filling station. According to the property manager, the subject
parcel building was constructed during 1979. Exterior areas of the subject parcel are generally
landscaped or paved with asphalt. Vehicular access to the subject parcel is from the north via
West Elizabeth Street and from the east via South Taft Hill Road.
The subject property, which is defined by the area of proposed action, consists of a vacant area
to the rear of the subject parcel building on the northwest portion of the subject parcel. The
subject property/parcel plan is depicted on Figure 2.

Dear Mr. Corson:
This letter is in response to the request from Clayton Group Services, Bureau Veritas Company
to provide comments under the Section 106 Review process regarding a proposed Verizon
wireless telecommunications facility, FTC Aggie Alt. 1, at 1015 South Taft Hill Road in Fort
Collins, Colorado.
The City of Fort Collins Advance Planning Department has reviewed the site for this proposed
wireless telecommunications facility. While a formal historic survey of the area has not
occurred, a reconnaissance survey indicates that there are no buildings or structures within 250
feet that would likely qualify for listing on the National Register of Historic Places. Additionally,
there is no likely National Register District potential in this area.
