clear.
The phasing; plan has been updated to make it clearer.
The development plans are in a very good condition. The comments
expressed in this letter could be addressed with direct contact with
appropriate City staff, if needed, and then mylars could be prepared and
submitted. Be sure and return all red -lined plans when you re -submit paper
copies (see Revision Routing Sheet, attached) or submit mylars.
• A copy of a letter received from Lisa Thieme of the Larimer County
Assessor's office is attached to this comment letter.

the site. There is a note on the plat showing a new -foot easement to be
dedicated on Lot 9. Please clarify that this new 5-foot easement will be
rededicated by this plat.

Will the existing storm drainage junction box need to be adjusted at the rim
in order to meet the new grading? The existing rim elevation is 27.13 while
the new rim elevation is 29.40. Please provide an adjustment detail.
The detail has been added (to the Storm Profile Sheet).
How will the inlet within the future development phase be protected in the
interim phase. Protection needs to be mainly vegetative. Please extend the
mulching/seeding time line for Phase 2 on erosion control construction
sequence table.
Changes have been made to the phasing plan and the erosion control
plan to address this inlet.
Please add a detail for the proposed sidewalk chases.
Detail D-10 is on sheet 13 of 16.
Silt fence delineation is hard to find since it is overlapping other labels.
Please clarify.
The silt fence lines have been moved to reduce the overlap.

[1/10/07] EMERGENCY ACCESS EASEMENT: Willa blanket EAE be
workable, or should it be revised to specific drive aisles? The fire lane shall
be visible by painting and signage, and maintained unobstructed at all
times. The fire lane must meet the following general requirements:
❑ Be designed as a flat, hard, all-weather driving surface (asphalt or
concrete) capable of supporting fire apparatus weights. Compacted road
base shall be used only for temporary fire lanes or at construction sites.
❑ Have appropriate maintenance agreements that are legally

[4/11/071 External to the site, there are 7 fire hydrants on Iowa, Illinois,
Limon and Custer, so no fire hydrants will be required to be added on the
public -street side of the buildings. Internally, in the parking lot, we will
require only one fire hydrant. This fire hydrant needs to be located on a
suitable traffic island where it will not be exposed to damage from vehicular
traffic. If the hydrant is located within a 25-foot inside turning radius of the
drive aisles, it shall be protected by approved bollards. Please run turning
templates (semi -tractor trailer trucks) to ensure clearance. The four -foot
distance from the curb that was mentioned at Staff Review today is not the
standard PFA uses. Finally, fire hydrants are required to have 42 inches of
clearance (circumference) around the hydrant, which applies to light poles,
vegetation (other than ground cover), etc.
[ 1 / 10/071 FIRE HYDRANTS: Due to the proximity of the two fire hydrants
in the parking lot to vehicle traffic, the hydrants shall be protected by a
suitable number and location of protective bollards.
One fire hydrant has been shown within the site. The location of this
hydrant was proposed to Carrie and accepted. Because of its location,
bollards are not required.

building on Lot 2, along Illinois Drive. This rack has apparently been
eliminated. It really should remain to provide accessible bike parking for the
buildings on Lots 1 & 2. Nothing (landscaping, utilities) would appear to
preclude this bike rack.
The bike rack has been provided.

[4/ 18/07] The 2 crosswalks in the northerly 8' wide walk (just south of Lots
2 & 10) should be constructed of concrete. This is the public walkway
between developments in Rigden Farm.

Utility companies approved the location of the trash enclosures within the
blanket utility easement. A good place for this note on the utility plan set
would be under line 48 of the General Notes. You can word this note any
way you wish, just want to make sure that you won't have trouble later at
the time of building permit. Chad - do you think it would be appropriate to
put this note on the plat as well?
