Also, staff discussed this item on Tuesday at Planning Coordination and we do maintain a position that the
development should contain work/live opportunities along the west side adjacent to Illinois Drive to offset the
loss of non-residential uses in the NC district. The development must provide for potential
commercial/retail/office spaces on the first floors of the buildings on the east side of Illinois Drive, with a widen,
enhanced sidewalk attached to the existing diagonal parking spaces on that street.

needed to complete the notification letter.

Steve & Courtney,
Here's our conceptual layout. We are refining it still, but this is the latest.
We intend to have 12 buildings, 10 of which are exclusively residential, and two of which include some
home/office spaces. Each building will be platted on it's own lot, and eventually each unit will be made into a
condo unit. All buildings are 2.5 stories (garden level garage with two floors of living space above). From the
private ally, the buildings will appear as 3 stories in height. From the street, they will appear as 2.5 stories.
From the courtyard, they will mostly appear as 2 story buildings. There are a total of 32 three -bedroom units, 66
standard two -bedroom units, and 8 two -bedroom units that also have an additional home/office space fronting
on Illinois Drive. Here's a quick summary of the unit types:
• Unit A —two bedroom units;
• Unit B —two bedroom units ;
• Unit C — three -bedroom units;
• Unit D — two bedroom with live/work space facing Illinois (with enhanced urban sidewalk);
• Unit E — three bedroom units;
• Unit F —Three bedroom (type B multistory handicap units)
Each unit will have a two -car garage. All guest (and customer) parking is intended to be provided with on street
parking along Iowa Drive, Limon Drive, and Illinois Drive.

neighborhood on September 15th. How many buildings, units, bedrooms, height, parking spaces, etc. We do
