Figure 1 shows the location of this parcel within the Rigden _ Farm area. Tract R is the combination of two parcels in the. original Z Rigden Farm Overall Development Plan (circa 1999)_ The alignment of o Kansas Drive has been adjusted from that shown on the overall Rigden N n Farm Plan. Kansas Drive has been extended from the alignment south rl- of Limon Drive. A four -leg intersection has been created and this N parcel is slightly smaller than the two parcels shown in the original Rigden Farm site plan. Figure 2 shows a site plan of the Tract R at Rigden Farm. The "Rigden Farm Transportation Impact Study," January 1999 addressed the transportation impacts of the overall development. A comparison of the trip generation was requested by the City, staff. The base assumptions form is provided in Appendix A. Alternative modes analysis was provided for the Rigden Farm development, therefore, additional alternative mode analysis is not required. In the cited study, these parcels, within Phase A of Rigden Farm, contained 28,000 square feet of medical office and 67 apartment dwelling units. From Table 2 of the cited TIS, these parcels were W expected to generate 1456 daily trip ends, 102 morning peak hour trip ends, and 144 afternoon peak hour trip ends. With the. parcel LL _z adjustment caused by the realignment of Kansas Drive, this parcel °C w also includes some land that was in the tract to the east. The T .L Z proportional trip generation from Table 2 in the cited study for the V Z apartment parcel was 333 daily trip ends, 26 morning peak hour trip DW ends, and 31 afternoon peak hour trip ends. The resulting total trip W o generation for Tract R from the cited study was 1345 daily trip ends, O 0 94 morning peak hour trip ends, and 134 afternoon peak hour trip ends. Cr '7 0. The Tract R at Rigden Farm is proposed to have 115 congregate z care dwelling units and 9 senior adult dwelling units. The cr calculated trip generation is provided in Table 1. Using Trip W oa Generation, 7th Edition, ITE as the reference document, this parcel is L) expected to generate 290 daily trip ends, 9 morning peak hour trip LL LL ends, and 22 afternoon peak hour trip ends. The trip generation of the current proposal for Tract R will be less than that considered in F_ the "Rigden Farm Transportation Impact Study" for the same land area.
