Dear Resident
On Wednesday, November 17, 2004, from 7:00 p.m. to approximately 9:00 p.m. at the Rigden Farm
Community Building (old bam)*, southeast comer of Rigden Parkway and Custer Drive, the City of Fort
Collins Planning Department will conduct and facilitate a neighborhood meeting to provide information about
and discuss a development proposal in your neighborhood.
The applicants are proposing a senior independent living, congregate care facility. The project would
contain approximately 115 dwelling units (studio, I -bedroom, and 2-bedroom) in a 3-story building and
approximately 14 dwelling units (2-bedroom) in duplex cottages. The Conceptual Site Plan shows
approximately 112 parking spaces (70 surface spaces with the 3-story building, 14 garage spaces in the
cottage units, and 28 on -street spaces on the surrounding streets) for the proposed development. The
property is approximately 5 acres in size and is located on the south side of East Drake Road, between
Kansas Drive, Iowa Drive, and Limon Drive. Access to the facilities could be from Limon, Kansas, and
Iowa Drives. The property is in the NC — Neighborhood Commercial and MMN - Medium Density Mixed -
Use Neighborhood Zoning Districts.
The purpose of this meeting on November 17'h is to give all participants the opportunity to ask questions of the
applicant and express their concerns in an informal setting. This is an information sharing meeting only and
no official City decision will result from this meeting. A `formal' development review request has not
yet been made to the City. When submitted, a development request must comply with the requirements
and standards as set forth in the City's Land Use Code. Representatives for the applicant will be present to
discuss their proposal. City representatives will be present to respond to questions about the proposed
development, City policies and regulations, and to record questions, comments, and concerns expressed at the
meeting.
The list of affected property owners for this public information meeting is derived from official records of the
Latimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of
rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor
of this pending meeting so all neighbors may have the opportunity to attend. If you are unable to attend this
meeting, written comments are welcome.
