1. The stubs need to be in a public easement.

1. The large building should be master metered.
2. The gang meters should be at one location.
3. Services have to be in a utility easement with the multiple lots.

Water/Wastewater:
1. Routing of water and sanitary sewer services (mostly water) on
individual lots is problematic.
2. There is a meter pit shown on the fire line but not on the domestic
water line. This appears to be a labeling problem.
3. The grease trap location is problematic.
4. A utility coordination should be scheduled for this development
proposal.
This completes staff (and outside reviewing agencies) review and comments at
this time. Additional comments and red -lined plans may be forthcoming. Another
round of staff review is determined to be necessary. This proposal is subject
to the 90-day revision re -submittal requirement (from the date of this
comment letter, being August 15, 2005) as set forth in Section 2.2.11(A)
of the Land Vse Code. Be sure and return all of your red -lined plans when you

meeting on August 3, 2005:
Engineering:
1. City staff will need to see a new plat with the proposed lots for the
dwelling units in the cottage buildings. Staff suggests keeping the plat
the original way.
2. The reference to "by others" on the plans should be changed to be more
specific.
3. The proposed roof drain outside of an easement could be problematic.
4. A utility coordination should be scheduled for this development
proposal.

delivery, using a minimum of 1 centralized box unit (CBU, Type II), is required
for the duplex cottages and centralized apartment type boxes for the main
building. Revise the plan to show the required CBU location as approved by the
U.S. Postal Service. In all cases the CBU's must be located in the public right-
of-way or a designated easement. Please be advised that the responsibility of
purchase and maintaining the CBU's with concrete pads is that of the
owner/developer/ HOA. Prior to occupancy within the development appooved
mail receptacles must be in place. A delivery agreement must be in place prior

[8/15/05] It appears that the biggest outstanding issue is with regards to the
developer's proposal to create individual lost for each of the dwelling units in
the 4 cottage buildings. This could have significant impacts on provision. of
utilities. Because of this, another round of development review is absolutely
necessary.
