Brigitte,
Regarding the Est Ridge C-Store PDP, there was a row of 12 trees that penetrated the site from
Timberline Road east into the East Ridge ODP/PDP property. The trees were located on the south side of
the proposed Sykes Drive, at the southeast corner of Timberline Road and Sykes Drive. The proposed C-
Store is on the north side of Sykes Drive, just across the street from the trees. Attached is a letter from
City staff to the developer giving permission to remove the trees. A certified arborist has evaluated the
trees and provided staff (Tim Buchanan, City Forester; Dana Leavitt, City Environmental Planner; and
Planning) with sufficient information to evaluate the condition of the trees and determine that all 12 trees
could be removed. The tree removal is really connected to the East Ridge PDP (entire site), not the East
Ridge C-Store PDP.
Regarding the Interstate Land ODP at the northwest corner of 1-25 and East Prospect Road, the Planning
& Zoning Board approved the ODP in January of 2004 for single-family residential, multi -family residential,
neighborhood center, neighborhood park, and future employment uses on 177.5 acres (Staff Report
attached). The property is in the C - Commercial, E - Employment, LMN - Low Density Mixed -Use
Neighborhood District, and UE - Urban Estate Zoning Districts. No development activity has taken place
on the property since the ODP approval. We have not seen any site specific Project Development Plans.
We can, I think, have minutes of the East Ridge PDP and Interstate Land ODP available for you.

Sorry, I don't have my packet with me, so don't have exact titles, but I was wondering if it would be
possible to get information on the previously approved ODP for the East Ridge (?) convenience store
proposal. I don't know the exact location of the store, but I seem to recall some issues with significant
trees/nests on the previous proposal.
Also information on the approved ODP for the site on the NW corner of 125 and Prospect would be helpful
If possible, it would be great to be able to see the minutes from the hearings on both these topics.
