OF STAND. - 49-98B - CORRESPONDENCE - CORRESPONDENCE-HEARINGComm, Ay Planning and Environmenta. ervices Current Planning City of Fort Collins December 28, 2004 Dear Resident On Thursday, January 13, 2005, at 4:00 p.m. or as soon thereafter as possible, in the City of Fort Collins Current Planning Conference Room, 281 North College Avenue, Fort Collins, CO.*, the City of Fort Collins Administrative Hearing Officer will conduct an Administrative Hearing for a development proposal in your neighborhood. The project is known as Storybook, 2°d Filing, Project Development Plan — Modification of Standard, # 49-986. Request for a modification of Standard to Section 3.6.3 of the Land Use Code, Street Pattern and Connectivity. The applicant is proposing a modification to make the access to Mountain Vista Drive from the intersection of Maid Marian Court and Sherwood Forest Lane (being renamed to Deep Woods Lane) a pedestrian access. This access would be east to the East property line then south to Mountain Vista Drive bypassing grade problems created by the existing detention pond. The applicant is also requesting a modification to the standard that in place of the street extension a pedestrian/bicycle access be constructed to the property to the north. The site is located directly north of Mountain Vista Drive, east of County Road 11 and west of County Road 9E. The site is zoned LMN, Low Density Mixed -Use Neighborhood. If you have any interest or concern about this proposed project, you are encouraged to attend this public hearing. At the hearing, you will have the opportunity to hear from the City staff and the project applicant about the details of the project. You will also be given the opportunity to state your views about the project. The affected property owners list for this public hearing is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
