Dear Resident:
On Thursday, March 24, 2005, at 5:30 p.m. (or as soon thereafter as possible),
in the Current Planning conference room at 281 North College Avenue', Fort
Collins, CO., the City of Fort Collins Hearing Officer will conduct an
administrative public hearing to consider a development proposal in your
neighborhood.
This is a commercial project known as the Storybook, 2"d Filing, Project
Development Plan. The request is for 76 single-family detached and two-family
dwelling units (patio homes and duplexes) on 13.9 acres. The buildings will be up
to 22 feet in height and each dwelling unit will contain 2 bedrooms. Proposed
access to the development site is from Little John Lane via Mountain Vista Drive.
This proposed project is located on the north side of Mountain Vista Drive just
east of the existing Storybook development. The property is zoned LMN, Low
Density Mixed -Use Residential in the City's Land Use Code.
The list of affected property owners for this public meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between
occupancy and record keeping, or because of rental situations, a few affected
property owners may have been missed. Please feel free to notify your neighbor
of this pending meeting so all neighbors may have the opportunity to attend.
