The following comments / concerns were expressed at staff review on March 17, 2003:
Engineering:
1. A Sight Distance easement is needed on the subdivision plat.
2. Some of the text on the subdivision plat is too small. It is difficult to read and
will not reproduce well.
Water/Wastewater:
1. Presently, water and sanitary sewer services come into Lot 2 to service both lots.
Separate services may be necessary for each lot, dwelling unit.
This completes staff (and outside reviewing agencies) review and comments at this
time. Additional comments and red -lined plans may be forthcoming. Another round of
staff review is determined to be necessary. This proposal is subject to the 90-day
revision re -submittal requirement (from the date of this comment letter, being
March 23, 2004) as set forth in Section 2.2.11(A) of the Land Use Code. Be sure
and return all of your red -lined plans when you re -submit The number of copies of
each document to re -submit is shown on the attached Revisions Routing Sheet.

Staff has reviewed your submittal for RIGDEN FARM, 1ST FILING, REPLAT OF LOT
M1 - TYPE I (LUC), and we offer the following comments:
ISSUES:

[3/23/04] QWEST has indicated that, as a replat of the lot, the builder needs to
provide 2" conduit for service props from the pedestal at the east property line (at
the northwest corner of 2950 Des Moines Drive). Homeowners will not have service
unless the builder provides conduit per modified P.U.C. tariff.

[3/23/04] Rick Lee of the Building Department indicated that there are no
outstanding building code concerns at this time. The construction is currently
regulated under the 1997 Uniform Building Code.

a. The easement text is too small.
b. The subdivision plat needs the standard City note about restrictions in the
Sight Easement.
C. The Site Plan has problems with lines and text. Most text is too small or printed
with too bold of line. It is very difficult to distinguish line types.
d. The Landscape Plan is at too small of a scale to scan or print well.
