Dear Resident or Property Owner:
On Monday, August 201h, 2007 from 6:30 to 8:30 p.m., at the Westminster Presbyterian
Church at 1709 W. Elizabeth St., the City of Fort Collins Current Planning Department will
conduct a neighborhood meeting to discuss a development proposal in your neighborhood. The
project is known as King Soopers (Cedarwood Plaza) Telecommunications Facility PDP (Type
I, #38-06A).
This is a second request to install a 50-foot tall wireless monopole on the west side of the
Cedarwood Plaza in the service drive aisle, behind the King Sooper's grocery store. The first
request was denied by the City of Fort Collins Hearing Officer for failure to meet compatibility
standards of the Land Use Code. The applicant has revised their proposal and moved the
proposed wireless monopole closer to the King Sooper's building and further to the south, where
mature trees will screen it better for adjacent neighbors.
A neighborhood meeting is not normally required for this type of project but I have asked the
applicant to hold one early on in this process since there was controversy about the project at its
first hearing. At this neighborhood meeting, you will be given an opportunity to learn about the
city's review process, what the applicant is proposing, and to ask questions and share any
concerns you have about the project. If the project moves forward to a second administrative
hearing, you will receive another notification letter for that also.
The list of affected property owners for this public information meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between home occupancy and
record keeping, or because of offsite owners, a few affected property owners may have been
missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have
the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
