Dear Resident:
On Monday, June 23, 2008 at 4:00 p.m. in Conference Room A, 281 North College
Avenue*, the City of Fort Collins Administrative Hearing Officer will conduct an
Administrative Public Hearing for a development proposal in your neighborhood. This
project is known as the Fossil Creek Office Park Lot 5 Project Development Plan, #3-08.
This is a proposal to construct two office buildings on Lot 5 of the Fossil Creek Office Park
(also referred to as Cameron Park Second Filing). The property is primarily vacant,
except for a portion of the foundation for one of the proposed office buildings was poured
several years ago. One of the proposed buildings will utilize the existing foundation. The
property is within the C — Commercial Zone District. Office buildings are permitted in the
Commercial Zone District, subject to Administrative Review. In addition to the office
buildings, proposed site improvements include a parking lot, sidewalks and landscaping.
This proposal is subject to all applicable standards and requirements of the City's Land
Use Code.
The affected property owners list for this public hearing is derived from official records of
the Larimer County Assessor. Because of the lag time between home occupancy and
record keeping, or because of rental situations, a few affected property owners may have
been missed. Please feel free to notify your neighbor of this pending meeting so all
neighbors may have the opportunity to attend.
My colleague, Steve Olt, City Planner, will present this proposal at the public hearing since
