I have reviewed this landscape plan and it does not comply with the standards marked below.
Landscape Plan Requirements
1. The landscape plan shall contain a general note calling for the review and approval by the City
of Fort Collins of any required landscape irrigation system, prior to the issuance of a Building
Permit.
❑ 2. The landscape plan shall include the total area (in square feet) for each landscape category.
Landscape categories are distinguished by their water requirements and intended maintenance
level. Examples of possible categories include, but are not limited to, high water turfgrass, low
water turfgrass, low water planting beds, moderate water planting beds, and non -plant areas
(paved areas, etc.).
❑ 3. Mulches shall be used for planting beds. The mulch can be either organic or inorganic, and
shall be applied to a minimum depth of 3 inches. In order to prevent large expanses of barren
mulch, there shall be a minimum plant cover of 50 percent within 5 years of planting.

The Fort Collins - Loveland Water District and the South Fort Collins Sanitation District have reviewed
the above mentioned request and submit the following comments.
The District does not allow trees in the District's easement. The District must have access to the
sanitary sewer line.
The owner will need to complete and submit the District's commercial review packet for review
and approval. Approval is required prior to signing off on the construction drawings.

[2/27/08] EMERGENCY VEHICLE ACCESS: This comment pertains to Building 2, which
is considered out of access to emergency vehicles. Fire access roads (fire lanes) shall be
provided for every facility, building or portion of a building hereafter constructed or moved
into or within the PFA's jurisdiction when any portion of an exterior wall of the first story of
the building is located more than 150 feet from fire apparatus access as measured by an
approved route (from a public street) around the exterior of the building or facility. This fire
lane shall:
❑ Be designed as a flat, hard, all-weather driving surface (asphalt or concrete) capable of
supporting fire apparatus weights. Compacted road base shall be used only for
temporary fire lanes or at construction sites.
❑ Have appropriate maintenance agreements that are legally binding and enforceable.
❑ Be designated on the plat as an Emergency Access Easement.
❑ Maintain the required minimum width of 20 feet throughout the length of the fire lane.
A fire lane plan shall be submitted for approval prior to installation. If a fire lane is not
provided, all buildings out of access (exceeding the 150-foot requirement) shall be
equipped with an approved automatic fire -sprinkler system. 97UFC 901.2.2.1; 901.3;

[4/20/09] The attached walk shown has been approved; however, sidewalks must be
widened in minimum 4' widths. The existing walk will need to be removed in order to
replace it with a 6' attached walk. If I remember correctly, most of the existing curb, gutter
and sidewalk is in pretty bad shape and will have to be replaced anyway so this shouldn't be
an issue. Please note on the plans that the existing sidewalk is being removed. Also note that
if existing curb and gutter that is damaged and must be replaced and is not removed without
damaging the street, that all asphalt repairs must be repaired in accordance with city street
repair requirements.

credit or bond for the public infrastructure and pay the inspection fees for that frontage. Let

The existing water tap is to be abandoned at the main in accordance with District
requirements.
2. How will the existing fire hydrant be relocated and to where?
3. The retaining wall cannot be located in the sanitary sewer easement. The District will
require access to the existing manhole.
4. There may be a vertical conflict between the existing sanitary sewer and the proposed
storm drain line.
5. The District's commercial review packet will need to be completed and submitted with
the drawings for review. The packet can be obtained by contacting the District.

an ornamental tree is required along the eastern edge of the site, in lieu of a typical street tree
because of a streetlight conflict. Please remember that ornamental trees need to be placed at
least 15 feet from any streetlight. This can be revised prior to the hearing or I will add it as a
condition of approval.

The District will require 20 foot easements on the District's standard easement form for
the fire hydrant line. .
The District does not allow trees, tree canopies or landscaping within the District's
easement or within 10 feet of District facilities. Trees that are placed on the easement
lines may be lost due to the removal of 50% of the canopy during maintenance
operations. The District will not be responsible for lost trees.
The Districts commercial review packet was not submitted with the review submittal as
requested.
