Dear Steve,
Per the letter regarding the Front Range Rezone and Structure Plan Amendment - Type II (LUC) File #3-
00 inviting comment: Before any type of development is considered for this property, attention really
needs to be given to the intersection at College and Trilby, particularly Trilby on the west side. There
exists at this time only three traffic lanes, of which the east bound two lanes are continually backed up due
to increased traffic coming in large part from new neighborhoods being built on west Trilby.
This intersection and Trilby road itself need to be widened to accommodate existing traffic, much less the
additional congestion that would occur if the area were to be developed as proposed.
One other thought on this matter is the possibility of the area being designated a natural area or open
space. Given the high density of businesses on the east side of College Avenue, this seems like a good idea
for the following reasons: it would provide a break in the almost continuous string of commercial
development on College Ave.; it would tie in nicely with the open area currently present just north of
Tynan's Nissan; the area seems to be inhabited by numerous birds and wildlife that could remain
undisturbed.
