you do not need to worry about the portion of drive north of your property line. I believe that there is an
off -site easement for access here that was filed by separate document.
An access easement needs to be dedicated for the portion of the drive (exit lane) that crosses this
property.

How about for that portion of the drive which is on the adjacent
property and connects our property to College Ave, should this also be
shown on the plat or by separate document? If it is on the plat, would
that property owner have to sign our plat? I would prefer that they
not. Let me know your thoughts or if this is not clear maybe I could
meet with you and we could sketch this out.

The access easement should cover the drive isle area and the entry
drive area. It doesn't need to include the parking spaces.
The access easement can just be dedicated on the plat as another
easement. The areas should be dimensioned and labeled access easement
