[12/28/04] 1 need to see a copy of the easement language for Reception
*2004-0044322 to verify that the "right-of-way easement" covers/allows
the same uses as a utility easement. Don't know what a "right-of-way
easement" is without reading the dedication language.
A 15 foot general utility easement needs to be provided behind the ROW.

[12/28/041 It appears that this is being shown, but the easement area has
two different easement type labels. Clarify what this easement is. Label
should read 20 foot access and emergency access easement.
[original comment] Need to dedicate an access easement across both lots
from the access on Trilby Road to the access on South College Avenue.

This development request (subdivision plat) is ready to be scheduled for an
administrative public hearing in front of a hearing officer. There is a required
notification letter that must go out to all Affected Property Owners within a
minimum of 500' of the property (in all 4 directions) and the letter must be
in the mail at least 2 weeks prior to the date of the public hearing; therefore,
the earliest that the hearing could be scheduled for is the week of January
17, 2005. We (the Current Planning Department) do have the mailing labels
needed to mail the notification letter.

[12/28/041 1 have a call into Larimer County to check and see if this was
received and processed. Even if it has, it will probably work to show it being
dedicated on this plat. I received a call back from the County. The Right -Of -
Way (ROW) dedication documentation had not yet been filed, but they are
planning on processing it next week. Please contact Matt Lafferty with the
County if you have questions on that. Once the ROW is recorded it will not
need to be dedicated on this plat.
[odglnal comment) I thought the ROW on Trilby Road was supposed to be
dedicated to Larimer County with the existing project. Was it not already
dedicated? If dedicated, this plat needs to note the Reception Number as
done with the ROW on South College Avenue and not include it in the platted
boundary. If it hasn't been it needs to indicate that the ROW is being
dedicated by this plat.
