COLLEGE & TRILBY SUB. - PDP/FDP - 32-04A - CORRESPONDENCE - CORRESPONDENCE-HEARINGCommk.,ity Planning and Environmenta. --rvices Current Planning City of Fort Collins January 18, 2005 Dear Resident: On Wednesday, February 2, 2005, at 3:00 p.m. (or as soon thereafter as possible), in the Planning conference room, 281 North College Avenue, Fort Collins, CO., the City of Fort Collins Hearing Officer will conduct an administrative public hearing to consider a subdivision (development) proposal in your neighborhood. This is a request known as the College and Trilby Subdivision, Project Development Plan. The request is to legally plat 3.88 acres of land into two (2) new lots, with dedication of street right-of-way for Trilby Road along the property frontage. This proposed subdivision is located at the northwest corner of South College Avenue (State Highway 287) and Trilby Road. The property currently contains a vacant building, parking & drives, landscaping, and a storm water detention pond. No new development is being proposed at this time with the subdivision of the land. There is one (1) vacant building pad site that will have to go through the City's development review process at such time a land use is proposed for that site. The property is zoned NC, Neighborhood Commercial in the City's Land Use Code. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
