Department: Transportation Planning Issue Contact: David Averill Topic: Plat Number: 5 Created: 1 / 2 / 2007 [1/2/07] What type of improvements is being done to Falcon Dr.? We need to see a sidewalk connection along (at least) one side of improved Falcon Dr. out to Taft Hill in order to satisfy pedestrian level of service. This can be done in a variety of ways: built in concrete in ultimate location (4.5 in width, with 6 foot parkway - this would eligible for repay from adjacent property owners down the road) or attached asphalt (minimum 6 feet in width and no parkway, not eligible for future repay). The Ditch company will have to accept the water shown draining to their ditch at this location and from the north end of Falcon Drive. Please provide a signature block for the ditch company on the cover sheet of the utility plans and the appropriate sheets within the set. A letter of intent from the ditch company is required prior to hearing with the final documents to be submitted in Final Compliance. All of Falcon Drive tends to drain into the PV&LC. Department: Engineering Issue Contact: Susan Joy Topic: General Number: 6 Created: 1 / 2 / 2007 [ 1 / 2 / 07] Per Conceptual Review on 4 / 11 / 05, this project is responsible for designing the ditch crossing and for half the costs to construct it. This will take the form of cash or a non -expiring letter of credit or bond. The Development Agreement will state that if the bridge has not been constructed within 10 years, then the developer will either be refunded the cash or the LOC/Bond will be returned. A preliminary design as well as 500' of offsite preliminary design is required before hearing. Final design as well as the estimate (for our review and approval) for the bridge is due in Final Compliance. A sidewalk connection to Taft is required on the north side of Falcon in the ultimate location. Lot 7 can not take access off Falcon Drive without a temporary 100' turnaround. All access must be taken off Talon Drive and a note stating such is required on the site and utility plans. A note on the plat is required to such affect and that the city engineer must approve any request for a driveway off Falcon. (I'm just thinking ahead in case some day the road goes through and the lot owner wants additional driveway access - this way they won't have to replat). Type III barricades are required at all dead-end streets and sidewalks. Because it appears that a driveway is currently taking access off the dead end street, only the sidewalk will need a barricade, not the street. This project is responsible for designing the full street section (including sidewalks) on both sides of the street but only for constructing up to and including the curb and gutter on the south and west sides of Falcon. *Update - only show the sidewalk on the west and south sides of Falcon in the typical street section but do not have to design it or show it in the design.
