Subject: Talon Estates
I just wanted to give you an update on my review for this project so none of you will be blind sided by
Kevin Forbes' reaction tomorrow. I completed the review last week and emailed my comments to Justin
(Kevin's cad guy) so that they can start working on a few things that will delay their hearing. Kevin called
me yesterday on the phone and tore into me again for what are very basic horizontal requirements of any
development. I expect his temperament won't be any better tomorrow.
Here are the few things that they need to resolve before going to hearing:
1. Offsite drainage is shown on the north end of Falcon Drive. This is a repeat comment from the last
round where I asked that they show where the water is draining and that they provide a letter of intent from
the effected property owner before scheduling the hearing. A drainage easement will be required in Final
Compliance.
2. Offsite grading is shown along the eastern property boundary. A letter of intent from the effected
property owner is required before hearing and either a grading easement or temp construction easement
in Final Compliance.
3. No typical street sections were given with this round as asked for in the last round. I told Justin last
week that he could send me an exhibit to work out the kinks. The two he's submitted are still wrong.
4. A centerline profile for the eventual bridge/culvert over the ditch was not provided with this round as
required in the last round. Sheri has waived the 500' offsite preliminary design for a 100' or so depending
on what they find when the lay it out.
5. A retaining wall is shown in the utility easement along Falcon Road. They will need to move this further
north and it will effect the detention pond and storm sewer alignment slightly.
My other comments are all Final Compliance and can be worked out later. Kevin is adament that he not
be required to do any of this and I imagine he'll be raising his voice again tomorrow. Sheri - these are
standard, typical comments we make of all developments and it is my understanding that we do not want
offsite or row issues after the project is approved. I am happy to adjust any of my comments if you see fit
as I'm not personally attached to any of them. I just want to do my job and protect everyone's interests,
that's all. : )
