needs to be done before Engineering can allow- the project to go to a public
hearing. As you know, all row, easements and offsite issues must be
resolved BEFORE the project is approved, not after. This basically means
the horizontal design must be set.
1. Offsite drainage is shown on the north end of Falcon Drive. This is a
repeat comment from the last round where I asked that they show where
the water is draining and that a letter of intent be provided from the effected

designing the ditch crossing and for half the costs to construct it. This will

Development Agreement will state that if the bridge has not been
constructed within 10 years, then the developer will either be refunded the
cash or the LOC/Bond will be returned. A preliminary design as well as
500' of offsite preliminary design is required before hearing. Final design as

a. An existing gas main ends at 448' west of the west right-of-way line of
South Taft Hill Road. The main is a 3/4" MW steel pipe.
b. To serve the proposed new lots in this development, the existing 3/4"
main will need to be re -enforced to a new 1-1/4" main.

[2/2/07] NOTE 3, regarding Building Envelopes, and the actual envelopes
shown on the Subdivision Plat could be problematic in the future if one or
more of the property owners want to change the envelopes. In that case a
Replat would be necessary because the City cannot change identified
Building Envelopes on plats through the Minor Amendment process. It may
be better, and actually appropriate, to put the note and indicate the
Building Envelopes on the Site Plan. That plan can be changed with a Minor
Amendment. It appears that all that is really being done is complying with
the required front, side, and rear setbacks in the Urban Estate District as
set forth in Section 4.2(D)(2) Dimensional Standards in the Land Use Code.
Therefore, the Building Envelopes do not need to be shown on the plat. 2eM00&D

reference to the Zoning on the property. It should simply indicate that the
Existing Zoning is UE - Urban Estate, which is correct. There is no different
"Proposed" zoning. Also, the City of Fort Collins does not have a PUD zone
and, under the Land Use Code, there are no longer pLny1,7ew PUD's in the
