Box 580 Fort Collins, CO 80525 RE: Talon Estate PDP Second Submittal . Dear Mr. Olt, The Fort Collins - Loveland Water District has reviewed the above mentioned project and submits the following comments. The existing District water services are to be connected to the new Fort Collins water line after the water line has been put into service. The service line connections need to be shown on the drawings. The District's existing water line must remain in service until all water services have been relocated. How and where the 8 inch water line is abandoned needs to be identified. The District will require the District's standard signature block on the construction sheets that affect District facilities. All work on or around District facilities are to be coordinated with.the District. The property needs to be excluded from the District boundaries. The Petition for Exclusion packet can be obtained at the District's office Please do not hesitate to contact me at 226-3104, ext. 104, if you have any questions or require additional information. This J comment is tied to C6.1, the plan and profile sheet. It appears that the 'b %xAO existing asphalt to the crosspan will need to be removed so that you can hit max , grade breaks, flow line requirements, etc. [10/5/07] Detail 3 - the existing asphalt to the crosspan may need to be removed and replaced in order to tie the proposed into it correctly. Until more information is shown on the P&P, the extent of the removals are unclear. The HP at the end of Falcon drive needs to be at the end of the new construction so that drainage p flows are contained within this development. Please remove the 10' C&G, transition and start the rollover at the ramp. Will review the intersection details in detail after the P&P sheets are corrected and the missing spots are provided. Topic: Utility Plans - Cover Number: 220 Created:1/24/2008 [1/24/08] Several variances for this project were granted and need to be listed under line 48 of the General Notes. Please state the Lorimer County DbA--'t' Urban Area Street Standards section and standard and then state what the variance was granted for. Please include items such as the attached walk, wider ' parkway widths, minimum cover over structures in the road., manhole in the walk and the inlet that was allowed to stay versus adding two type R's. I think I have everything covered - can you think of anything else? Topic: Utility Plans - Details Number: 225 Created: 1/24/2008 [1/24/08] Please remove figure 7-27 as it is only a detail used for design "' requirements, not construction. Your intersection details are providing this information. Page 8 this size will cost approximately $90-110k, plus another $15k in design costs, based on projects recently built in the city. [10/5/07] This development is responsible for escrowing the cost of the sidewalk to the end of the property, the sidewalk curb chase and half the cost of constructing the bridge. An estimate will be required for our review and approval and that amount will be placed in the Development Agreement due at first building permit. The sidewalk is attached for about 200' along Falcon Drive in that location. Parkways are generally considered to be landscaped areas between detached sidewalks and curbs. Was a red -lined Landscape Plan (by Current Planning) with the f0l 09/04/07 date included in the packet sent to the Applicant with the Staff comment letter dated 10/05/07? If it was, why was that red -lined plan not returned with the current revisions? Number: 205 Created:1/10/2008 [1/10/08] The word Association is misspelled in NOTES #4 on the Landscape 9 (Sfr Plan. Number: 206 Created: 1/10/2008 [1/10/08] Please capitalize the word City in NOTES #14 on the Landscape Plan. rv This will make the reference to the City Forester consistent with all the other references. Please see the red -lined plan. Number: 207 Created:1/10/2008 [1/10/08] There are now 14 Shademaster Honeylocust trees shown on the Landscape Plan, which is nice. On all previous plans there were 12 Honeylocust. The 2 new ones are down near the south end of Broadwing Road. The only issue 1141- r with this is that Section 3.2.1(D)(3) - Minimum Species Diversity of the Land Use Code limits the number of any one species of tree on the plan to 15% if there are 60 or more trees. In this case there are 84 trees on the plan and 15% of that would be 12 trees. Please change out 2 of the Honeylocust to 1 more American Linden and 1 more Hackberry; or, show 2 more Pine trees (Austrian and/or Ponderosa) instead of 2 Honeylocust. However, Pine trees are not appropriate in the parkway in a street ROW.
