Dear Mr. Olt,
The Fort Collins - Loveland Water District has reviewed the above mentioned project and submits the
following comments.
The existing District water services are to be connected to the new Fort Collins water line after
the water line has been put into service. The service line connections need to be shown on the
drawings. The District's existing water line must remain in service until all water services have
been relocated. How and where the 8 inch water line is abandoned needs to be identified.
The District will require the District's standard signature block on the construction sheets that
affect District facilities.
All work on or around District facilities are to be coordinated with.the District.
The property needs to be excluded from the District boundaries. The Petition for Exclusion
packet can be obtained at the District's office

removed and replaced in order to tie the proposed into it correctly. Until more
information is shown on the P&P, the extent of the removals are unclear.

variance was granted for. Please include items such as the attached walk, wider '
parkway widths, minimum cover over structures in the road., manhole in the walk
and the inlet that was allowed to stay versus adding two type R's. I think I have
everything covered - can you think of anything else?

this size will cost approximately $90-110k, plus another $15k in design costs,
based on projects recently built in the city.

sidewalk to the end of the property, the sidewalk curb chase and half the cost
of constructing the bridge. An estimate will be required for our review and
approval and that amount will be placed in the Development Agreement due at
first building permit.

denied. The sidewalk estimate needs to include the cost of the removals,plus
35' of sidewalk plus the chase. The bridge estimate needs to be for a 4 sided
pd��ag box culvert minimum built to a local street section with attached 6' walks and
parapet walls (see figure 1108). Please include removals, excavation & backf ill
(everything necessary to construct the bridge) plus a 25% contingency if the
developer wishes to put up the cash. If he chooses to put up a bond or letter or
credit instead, please include a 50% contingency. We estimate that a bridge of

of a soils report evaluating the presence of soil contaminants on the subject
property. This information was not received within the submitted soils report
or by separate document.

[1/10/08] There are now 14 Shademaster Honeylocust trees shown on the
Landscape Plan, which is nice. On all previous plans there were 12 Honeylocust.
The 2 new ones are down near the south end of Broadwing Road. The only issue 1141-
�r�� with this is that Section 3.2.1(D)(3) - Minimum Species Diversity of the Land
Use Code limits the number of any one species of tree on the plan to 15% if
there are 60 or more trees. In this case there are 84 trees on the plan and 15%
of that would be 12 trees. Please change out 2 of the Honeylocust to 1 more
American Linden and 1 more Hackberry; or, show 2 more Pine trees (Austrian
and/or Ponderosa) instead of 2 Honeylocust. However, Pine trees are not
appropriate in the parkway in a street ROW.

determined that another "formal" 3 week round of review, resulting in another /
staff review meeting, is not necessary. However, Susan Joy of Engineering is
Ok needing to see paper copies of the Site Plan, Landscape Plan, Utility Plans, and
Subdivision Plat for review before she will request mylars of the plans. Please
work out this re -submittal with Susan (221-6605 or s_ioy@fcgov.com).

other departments' concerns, as well, with respect to these documents.
Engineering, Stormwater, Water / Wastewater, and Natural Resources review,
approve, and record the Utility Plans.
