Drive will likely NOT be abandoned. Please contact Terry Farrill as it appears there
is a conflict between the FCLWD water main and the storm sewer.
Be sure and return all red -lined plans when you submit mylars of the development
plans.

[10/26/10] The parkways do not scale to 6', 7' and 10.5' widths. The important thing
here is making the parking widths consistent on the Site Plan and utility plans.
[8/11/10] Why & how have the parkways between back of curb and sidewalk,
around and through the development, been decreased in width? I do not see any
changes in right-of-way width, street width, sidewalk width, or acreages of
properties.

the street to provide separation from the UG electric and gas that are now shown on
the plans. Provide 10 feet of separation from the dry utilities and minimum of 5 feet
from the curb and gutter.

Staff has reviewed your submittal for TALON ESTATES - FINAL PLANS, and we
offer the following comments:

[10/5/07] The hearing officer placed a condition on the approval of the Project
Development Plan (PDP) that states:
"The Applicant shall submit evidence of a soils report in conjunction with the
Final Plan evaluating the presence of soil contaminants on the subject
property."
The soils report submitted with the Final Plan does not appear to address this
condition of PDP approval. A revised soils report, clearly addressing the condition,
must be submitted for review.

[10/26/10] City staff is now ready to accept mylars of the development plans. Please
ensure that the necessary changes to address these comments are included on the
plans. Otherwise, the mylars will be sent back to the applicant for corrections.
[1/24/08] From a Planning Department perspective, once all of the issues are
addressed and revisions made to the plans per our comments and red -lined plans,
we are ready to have you submit mylars of the Site Plan, Landscape Plan, and
Subdivision Plat. The qualification is, of course, that you have satisfied the other
departments' concerns, as well, with respect to these documents. Engineering,
Stormwater, Water / Wastewater, and Natural Resources review, approve, and
record the Utility Plans.
