Subject: Limits of Development
Steve,
According to the Land Use Code section 3.4.1(N)2, there does need to be a "limits of development" line on the
final plan for development.
Specifically, the code reads:
(2) Designation. LODs, as approved by the Director, shall be shown on the final plan for development. LODs shall
be designated in the field prior to commencement of excavation, grading or construction with fencing or other
methods approved by the Director.
Accordingly, the Development Agreement note that will correspond with this section of code will read as follows:
1. The Developer shall delineate the Development's property boundary adjacent to all
Limits of Development (L.O.D.) as defined by Article V, Section 5.1.2 of the Land Use Code, including boundaries
around existing trees that are to be undisturbed, with orange construction fence prior to any type of construction,
including overlot grading.
Also, as an FYI, Susan is emailing me Doug Moore's (the previous Dana) so I can touch base with him about how
he would handle these processes in the past.
Thanks,
Lindsay

Subject: Talon Estates & Limits of Development
Attachments: Talon Estates DA Language.doc
Susan and Steve,
Steve Dush came into my office and we discussed the Talon Estates site, landscape and utility plans. The
following conclusions were made:
❖ The site plan has a note on it (note #6) that reads as follows: "See City Code 3.4.1(E)(2) for allowable uses
within a wildlife buffer zone." Steve Dush really likes this note. However, it is only on the site plan and not on
the construction drawings. Thus, we would request that the same note be added to the grading plan so that
folks in the field have the same information as the planners.
➢ Steve Olt indicated he would contact the surveyor to have the note added to the grading plan.
➢ As an FYI, Steve Dush was comfortable with the Limits of Development note being on the main site plan
and the cover of the construction documents, as long as the language is consistent. Thus, we do not
need to see the LOD's on every sheet.
❖ In regards to the utility drawings and whether or not I should be signing them, the reason for my signature is
to confirm that the buffer standards as required in the development plan have been transferred to the
construction drawings. As I reviewed the plans and saw that the 50' buffer was met within all of the lots except
for those approved in the modification process, I will be signing the Utility Plans (excluding the first page
which I'll hold off on signing until the note has been added).
Thanks to both of you for your help in getting me through this process! Susan, you will also find attached my DA
language for this project. Let me know if you need anything else.
Cheers,
Lindsay
