Referral Response
Mail Service: Centralized delivery using of a minimum of 6 centralized box units
( industry type III ) is required. Revise plan to show the required CBU locations as
approved by the U.S. Postal Service. In all cases the CBUs must be located in the
public right of way or a designated easement. Be advised the responsibility of
purchase and maintaining the CBUs with the concrete pads is that of the
owner/developer/builder/HOA. Prior to occupancy within the development approved
mail receptacles will be in place. Delivery Agreement will be in place prior to any
delivery of mail.

Dear Mr. Olt,
The Fort Collins - Loveland Water District and the South Fort Collins Sanitation District have reviewed
the above mentioned project and submits the following comment.
The sanitary sewer manholes and sewer lines need to be at least five feet from the face of the
curb.
The proposed buildings need an identification for reference and the number of dwelling units for
each building needs to be shown.
The existing 24 inch water line in Ziegler Road needs to be shown.
The meter pits and vaults need to be located within the utility easement.
The District requires fire hydrants at the end of all dead-end water lines.
The landscaping plan needs to be submitted for review.
The beginning, end, length of water line to be deflected and maximum depth needs to be shown
on the proposed deflection.
The maximum depth of the water line lowerings needs to be shown.
The dead-end, 6 inch water lines need to be eliminated.
The phasing sequence needs to be identified.
An irrigation tap was not shown, how will the open areas/landscape be irrigated?

roadways. Private drive streetlighting will be provided by the
developer/ builder.

[7/31/071 FIRE DEPARTMENT CONNECTIONS: The FDC for the sprinkler
systems shall be easily accessible from the public street or, in the instances
of Buildings E and F, from the private drive. The fire line supplying the
sprinklers is required to be a minimum diameter of 6 inches, unless
hydraulic calculations can show a smaller line can supply the sprinklers.

Building D, are considered out of access for emergency vehicles, if the
buildings are not equipped with automatic fire sprinklers, the private drive
providing access to these buildings shall be dedicated on the plat as an
Emergency Access Easement and shall meet minimum requirements for the
fire lane.

plat.

[8/2/07] Need to place a note on the plat indicating what prior easements
are being vacated. Currently the plat states that this plat is subject to all
prior and existing easements. This means that you will have probably have
some easements that will be under your new building envelopes. If you
make a statement that all prior easements are to be vacated and rededicated
with this plat you will need to have Public Service and the Irrigation
company sign the plat to reaccept the new easements being dedicated to
them.

at Phase 1 and Phase 2. The phase line needs to be behind the row line as
both sides of the sidewalk will need to be built when the road is
constructed.

you would not have to repave the roadway to the north.

Lake Place exists. If this is true please show this as existing on the plans.
If it is existing will it need to be reconstructed due to the extension of the
waterline into the site?

The developer will need to work with Poudre Fire Authority during
construction to make sure that adequate access is maintained to the
northern property during construction.

street to the north rather than ending the road with barricades. Identify
that the roadway and sidewalks are to be tied into existing improvements
and show the actual off -site grades of the roadway to the north (50 ft is all

[8/6/07] Glen Schlueter of the Stormwater Utility indicated that they
have no comments associated with the replat. However, there appears to be
a change in the amount of flow in the storm water basin and the swale has
been eliminated. The developer may have to put the swale back in.
