Dear Resident:
On Thursday, September 6, 2007, at 5:30 p.m. (or as soon thereafter as
possible), in the Community Room at 215 North Mason Street*, Fort Collins,
CO., the City of Fort Collins Hearing Officer will conduct an Administrative
Public Hearing to consider a development proposal in your neighborhood. A
decision on the proposal will result from this public hearing. Please access
the Community Room by the door at the north end of the building adjacent to
the parking lot.
This is a residential project known as Fossil Lake PDP Fourth Filing, 1st
Replat - Project Development Plan (File #33-01Q). This request is to replat
the previously approved and recorded Fossil Lake PDP Fourth Filing, a multi-
family residential project containing 80 dwelling units (condominiums), for the
purpose of enlarging building envelopes to allow for slightly larger units and
making minor changes as to how the units sit on the site. The slightly larger
units are necessary to allow the project to meet the new State law requiring a
minimum number of handicapped accessible units.
This proposed project is located at the northeast corner of Ziegler Road and
Shallow Pond Drive, just south of Kechter Road. Proposed access to the
development site is from Shallow Pond Drive and Fossil Lake Place, via Ziegler
Road. The property is zoned LMN, Low Density Mixed -Use Neighborhood.
The list of affected property owners for this public meeting is derived from
official records of the Larimer County Assessor. Because of the lag time between
occupancy and record keeping, or because of rental situations, a few affected
property owners may have been missed. Please feel free to notify your neighbor
of this pending meeting so all neighbors may have the opportunity to attend.
