[10/16/07] REQUIRED ACCESS: Fire access roads (fire lanes) shall be provided for every
facility, building or portion of a building hereafter constructed or moved into or within the
PFA's jurisdiction when any portion of the facility or any portion of an exterior wall of the first
story of the building is located more than 150 feet from fire apparatus access as measured
by an approved route around the exterior of the building or facility. Based on these
requirements, Building D also appears to be out of access and therefore will require either
an approved Emergency Access Easement or automatic fire sprinkler system.

[7/31/07] EMERGENCY ACCESS: Because buildings E and F, and possibly Building D, are
considered out of access for emergency vehicles, if the buildings are not equipped with
automatic fire sprinklers, the private drive providing access to these buildings shall be
dedicated on the plat as an Emergency Access Easement and shall meet minimum
requirements for the fire lane.

Dear Mr. Olt,
The Fort Collins - Loveland Water District and the South Fort Collins Sanitation District have reviewed
the above mentioned project and submit the following comment.
The landscaping plan was not with the submittal packet and therefore needs to be submitted for
review.
The District requires fire hydrants on the end of stubs for future extensions for phasing.
The sanitary sewer extensions for future developments are to end at manholes, stubs are not
allowed.
The District requires a minimum 1 V2 inch meter for a 4-plex and 6-plex.
The proposed water line connections in Ziegler Road are to be connected to the 12 inch water
line.
The District will require easements on the District's standard easement form, for all facilities that
are not located within the public ROW.. The District requires minimum 30 foot and 20 foot wide
easements for the sanitary sewer lines and water lines, respectively.

Brad,
We discussed this item at staff review this past Wednesday morning, October 10th, and attached are the
comments available as of this moment. City staff is ready to accept mylars of the subdivision plat (3
signed copies, at least one an original) and 1 set of utility plan mylars with however many sets of paper
copies that Sheri needs.
Per my phone conversation with Tricia yesterday ... with the Replat, no, we did not send a copy of the
Landscape Plan to Terry Farrill of the Districts but Tricia assured me that she did provide one to him.
Please remember that we are dealing with 2 separate processes here, currently being the Replat - Final
Plans that I am administering (which does not include a Landscape Plan) and the Minor Amendment that
Zoning is administering (which does include a Landscape Plan).
I should have all final comments and any red -lined plans ready for you tomorrow. Please let me know if I
can be of further assistance at this time.

Have you had a chance to pull any comments
together regarding Fossil Lake 4th Final Plan
submittal?
One issue came up; Terry Farrill with SFCSD/FCLWD
made a comment to my client that he hasn't seen
the landscape plan and that he needs to review it
before he can approve the civil drawings. It's my
understanding that you would sent him whatever he
needs from the sets that I submit to you. Please
let me know if that is not the case and I will get
him a copy directly.
