College Ave. PO Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov. com/currentplanning Re: Condition of Approval for the North College Marketplace - Addition of Permitted Uses, #23-08 To ensure that the proposed "addition of permitted uses" of Drive-in Restaurants and Gasoline Station on the property to known as the North College Marketplace are located and designed to function as and be a compatible part of a planned shopping center, City staff is recommending the following condition of approval: The City of Fort Collins Building Department will not issue any building permits for drive-in restaurants or a gasoline station on properties zoned CCN, Community Commercial North College at the northeast corner of North College Avenue and East Willox Lane that are integrally part of a planned shopping center* until a formal development plan has been submitted, reviewed, and approved by the City of Fort Collins on said properties and a building permit has been issued for an anchor store of not less than 45,001 square feet in size in the center. * In this case, such as or similar to the North College Marketplace shopping center plan presented to City staff at a Preliminary Design Review meeting, whose outside boundaries may be subject to change within the defined CCN District bounded by North College Avenue to the west, East Willox Lane to the south, the Larimer & Weld Canal to the north and east, and residential property in Larimer County to the east.
