Comment: (Resident) The building contains lots of square footage for so few people. Response: No response given at the meeting. 16. Question: (Resident) Will the assisted living residents be given their apartment? Answer: (Applicant) Yes, and they will be of different sizes with 1 or 2 bedrooms. There will be a few studio apartments. All the apartments are for rent at $3,300 to $6,000 per month. 17. Comment: (Resident) Please keep the dirt off the roads during construction. Response: (Applicant) The staging of our construction is critical to us, too. 18. Question: (Resident) How much of the crest of the hill will be taken out? What will the land be lowered to? Answer: (Applicant) The land will be lowered a minimum of 6' to 8'. 19. Question: (Resident) Are you from this area? Answer: (Applicant) Yes, my wife and I live in downtown Fort Collins near the library and we have a facility just like this one in Greeley. 20. Question: (Resident) Who owns the medians in Triangle Drive and South College Avenue? Answer: (City Planner) In both cases, probably the City of Fort Collins. 10. Question: (Resident) What is the nature of your facility? Answer: (Applicant) It will provide senior care, assisted living, and memory care. 11. Question: (Resident) I am the 5th house north on Strasburg Drive. How tall is the building right east of me? Answer: (Applicant) The west end of our building, approximately 130' east of your house, is the shortest in height at about 25'; however, based on our evaluation you will lose a view of the west edge of Benson Lake. 12. Comment: (Resident) I was always told that this would be a 2-story building, maximum. Response: (Applicant) I do not know where you got your information. We have always proposed at least a 3- story building. 13. Question: (Resident) The line of sight to the east is my biggest concern. Where will HVAC units, and stuff like that, be located on this building? Answer: (Applicant) The mechanical units will not be on the roof -top. They will be a hydronics (spelling?) system. There will be minimal noise from the mechanical "stuff', for the sake of you residents as well as ours. 14. Question: (Resident) Is 98 residents going to be the maximum occupancy? Comment: (Resident) There is concern about pass-thru traffic through our neighborhood to Trilby Road via Avondale Road. The traffic study should be amended to address this concern. Response: No response given at the meeting. 4. Question: (Resident) Will any assisted living residents have, or can they have, cars? Answer: (Applicant) Yes, they can have cars. We estimate that maybe 3 or 4 residents will have cars. The largest work shift will have 25 employees that may create about 1.5 vehicle trips per hour. 5. Question: (Resident) Is a "park" part of your development plan? Answer: (Applicant) Yes, the "parks" for the residents and guests will be in our courtyards contained somewhat within our building area. 6. Question: (Resident) Will you still be doing a pathway along the Louden Ditch? Answer: (Applicant) Yes, we will be providing landscaping, a pathway, and maintenance along the ditch. 7. Jack Fetig, the owner of Fossil Creek Nursery and the president of the Louden Ditch Company, gave a presentation about the ditch and the water rights associated with it._ 8. Question: (Resident) What type of lighting will be in your parking lot? I live in the last house to the south on Strasburg Drive, west of this site. Answer: No answer given at the meeting. 2 Planning, Development and Transportation Services Current Planning City of Fort Collins NEIGHBORHOOD INFORMATION MEETING PROJECT: MeadowView Campus DATE: March 13, 2008 APPLICANT: Fred Fuller DEVELOPER: Same as Applicant CITY PLANNER: Steve Olt, Current Planning The applicant for the MeadowView Campus of Fort Collins is proposing a 90,000 square foot assisted living and memory care facility on 3.8 acres located at the northwest corner of South College Avenue and Triangle Drive. The plan calls for the building to house 36 memory care residents in a secured wing and 56 to 58 assisted living residents. Vehicular access to the site will be from Triangle Drive. The property is in the MMN - Medium Density Mixed -Use Neighborhood Zoning District. Present at the meeting were 13 neighbors & interested parties, the applicant / developer, and the City's Project Planner. There were 193 notification letters sent to Affected Property Owners within 800 feet of the property. ........ QUESTIONS, CONCERNS, COMMENTS, RESPONSES ........ 1. Comment: (Resident) A major concern is the sight line impacted by the new building. I was sold the lot with a view of Benson Reservoir to the east of South College Avenue. Response: No response given at the meeting. 2. Question: (Resident) When will the South College Avenue & Triangle Drive intersection be signalized? Answer: (City Planner) That will primarily be determined by the Colorado Department of Transportation (CDOT), with input from the City of Fort Collins.
