Re: Drainage & Erosion Control Letter for King Soopers Fueling at 1001 South Taft
Hill Road '
Dear Sir:
On Behalf King Soopers., we would like to re -state that the redevelopment of the site at
1001 South Taft Hill Road, City of Fort Collins, County of Larimer, and State of Colorado
do not require the re -issuance of a drainage report.
We have compared the proposed- site plan to the existing site plan and have the
following results:
The total site area including right -of way 19,988 SF
Existing Site Impervious Area 19,958 SF (98%)
Proposed Site Impervious Area 14,057 SF (70%)
'The proposed King Soopers fueling facility will decrease the impervious area from the
existing site conditions by 5,901 SF'
See attached site documents for drainage area delineations and the attached spread
sheet for the calculations of existing and proposed impervious areas.
Erosion hazard areas that this site will have are;
1. Once the existing.asphalt is removed the site entrance will be a hazard. A
vehicle tracking control pad will be placed at the northern of the two curb cuts to
prevent mud and debris from being tracked onto the drives and roads.
2. Onsite temporary detention will be required during construction to prevent storm
water flows from leaving the site.
In Summary, by reducing the impervious areas on the site by 5,901 SF the 100-year
flows have been reduced from that of the historical flows for this site. The hazard
erosion control areas of the site will have sufficient BMPs in place and are to be
maintained to prevent any erosion control problems.
