(11/26/08) The Cut-off wall being used to keep water from draining/seeping under the
street section on Taft Hill should be extended in at right angles on both ends for at least
3 feet. See redlines for clarification.
Response: The cut-off wall has been extended X at 90 degrees into the site.

(11/26/09) Please specify some method of sealing the joint between the top of the cut -of
wall and the curb & cutter section so that water cannot infiltrate through the joint. See the
detail on the bottom of sheet 5 for clarification.
Response: The proposed waterproof membrane has been added to the wall to seal the
joint between the concrete cut-off wall and the bottom of the curb, see the detail on
sheet 5.

(11/26/08/ See scanability comments on Detail Sheet 6. Additionally, the sidewalk chase
drain detail 709 was. revised and updated 2007. Please use the updated detail and also
insert City of Fort Collins Stormwater Detail D-10 on the detail sheet. I can provide you
with this detail if you do not have access to it.
Response: Detail 709 has been revised and Detail D-10 has been added, all of the
details have been enlarged to allow scanability.

(11/21/08) The City would like a more manicured grass in the parkway where the water
quality treatment is being proposed. Irrigation would be allowed even though this is a
water quality treatment area. Sod cannot be used due to the clay soils that sod is farmed
in. However a blue grass, fescue, or similar type grass seed mix can be used.
Response: Blue grass seed mix is shown.

Response: The Sheet designation has been increased in size (159/6) and bold type was
used.

(11/26/08) Please show all proposed asphalt cuts as perpendicular intersection lines.
Radius cuts are not likely to happen.
Response: All asphalt cuts are shown as perpendicular.

(11/26/08) Please remove note 28 from the access ramps shown on the driveways. The
ramps will be constructed per the driveway detail 707 and not 1606 or 1607, which are to
be used at the street comer only. The driveway ramps should utilize the curb option
rather than the flare option on the backside. See redlines for clarification. Show curb
rather than flare on the plans.
Response: Note 28 has been removed and the flares have been removed from the
handicap ramps.

(11/26/08) The driveways are called out with 20 foot radius but it is not drawn correctly
on the plans. Please show the driveway radius correctly at 20 feet continuous from back
of sidewalk to flow line. See Detail 707 and relines for clarification.
Response: The distance between the flow line and the property line varies from 10.5' to
15.5' feet it is impossible to have the curb return match detail 707 without moving the
interior curbs/walks into the site to meet the 20' radius. The City staff directed the use of
20' radius returns. If the City requires the curb, return to be perpendicular to the property
line a radius of less then 20' is required. Because the city comment cannot be complied
with, no changes were made. After discussions with Randy he agreed to leave the curb
radius at 20'.

(11/26/08) Please remove the horizontal groove lines from the H.C. ramps at the
intersection corner. Groove lines should not be tooled into the ramp as this is no longer
the standard. Only truncated domes are necessary per the LCUASS detail.
Response: The groove lines are removed.

(11/26/08) Pleas correct all line over text conflicts on the Grading Plan sheet. See
relines. These conflicts do not meet scanability requirements of LCUASS Appendix E.

(11/26/08) Please submit a signed deed of dedication and legal exhibits for ROW on Taft
Hill and Elizabeth as reviewed and approved by the City Attorney regarding deed
language.
Response: Copies of the signed dedication and legal exhibits for the Right of Way have
been delivered to the City Attorney office, please contact the City Attorney for copies, we
have not received a copy of the dedication documents.

(11/26/08) Please submit an off -site temporary construction and public access easement
signed deed of dedication and legal exhibits for the cross lot access being constructed
into the King Soopers parking lot area.

Response: The title block has been revised on all of the sheets.

(11/26/08) The project title does not need to be provided at the top of every sheet in the
utility Plan set. You may leave it if desired but it it's not preferred.
Response: We have elected to leave the title on top of every sheet. It helps us separate
the site plan set from the utility set.
