It is suggested that either an easement is acquired to drain the pond to the east, or provide a retention pond in an interim condition until future downstream improvements are constructed. The new design incorporates a second pond for retention storage. The on -site pond is designed for the ultimate condition when the future downstream improvements are constructed. Until that time, a second, off -site pond has been designed to retain the runoff. Connection between the ponds is sufficient to pass stormwater in the interim condition, but also located in the ultimate location for a downstream outfall connection. At final a ditch crossing agreement will be needed. Acknowledged. For erosion control maybe a perimeter temporary ditch on the south end of the site along the canal might prevent silt from entering the irrigation canal. Due to the existing trees and the desire to keep this area undisturbed, temporary erosion control measures will be used along the south edge of the site.. After preliminary analysis, is was determined that this section of the master planned overflow system would be too deep to reasonably create an open channel. In order to clear the bottom of the Larimer-Weld Ditch, the proposed pipe and channel would be approximately 14 feet deep (only providing 2 feet instead of the preferred 5 feet of clearance under the irrigation ditch). At 12 feet wide and 3:1 side slopes, this channel would be almost 100 feet wide. It is recommended that a pipe be extended from the ditch crossing south until more reasonable depth can be achieved (perhaps at the drop-off below the irrigation lateral that crosses the Holter property. Will the construction of the off -site storm sewer be all within the right of way? At 20 feet deep, construction easements may be needed from adjacent property owners. The storm sewer now drains to the east and the future irrigation overflow master planned improvements. Page 8 previous, but still is missing approach geometric data as modeled in Rodel. Please provide the approach data on the Rbt Detail sheet. The RODEL files have been updated and attached. The preliminary off -site design needs to show centerline and both flowline profiles as well as cross sections. Please refer to LCUASS 7.4.1(8) for off -site design requirements. There will likely be medians and turn lanes into the site with the ultimate design. The ultimate cross sections should show how the crown of the road will be constructed with respect to the median locations. Cross -sections on Timberline are provided for the interim buildout along the frontage of the property. Cross -sections on Timberline are provided for the ultimate buildout, extending 1,000 feet south of the property, through the property frontage, and 1,000 feet north of the property. Medians and turn lanes are shown in the ultimate cross - sections. The Timberline interim profiles show centerline and flowline profiles where there is new construction. Only centerline is shown north and south of new construction as there is no curb and gutter, hence no flowline, in these areas. The Timberline ultimate buildout profiles show centerline and flowline for their entire length. All trees need to have been installed as shown on the landscape plan. Approval of street tree planting is required before final approval of each phase.
