Dear Richael,
The following is a list of applicant questions for the above referenced project:
1. Is building fenestration and architectural treatments in compliance with Zoning
ordinance. Note 3% offset required for facade exceeding 100 lineal feet. 8 foot offset
provided on street side where 8.1 feet required based on 270 In. feet exposure.... does 8
foot building offset meet intent of ordinance as proposed?
2. Do we meet dual entrance requirements with storefront doors proposed on the inborn and
out born facades of facility?
3. Building exceeds build -to requirements from Lemay in order to save trees and avoid storm
sewer line in this area. Is this acceptable?

4. Are any ROW dedications required along this project?

5. Are they any repays past improvements long Rule D or Lemay Avenue? �
6. Per our review of the plans prepared by RBD Inc. entitled Oakridge West P.U.D First
Filing, dated June 1987, it appears the pond was sized to accommodate more impervious
area then what exists today. We are also planning on removing impervious surface for the
development. Is additional stormwater quantity detention required if the proposed
impervious area is less then the originally approved value? —
7. If needed, will the City Parks Department allow enlargement of the existing detention
pond to accommodate the proposed improvements?

Collinwood - Personal Services Building
Project Description
The development proposal consists of a +/- 30,000 s.f. personal services
building on +/- 3 acres as part of the Collinwood Assisted Care Campus.
The proposed building would be located at the southwest corner of
Lemay Avenue and Rule Drive. Parking for the new building would be
located to the west of the building with access to Rule Drive and to the
existing parking for the Collinwood Assisted Care facility.
The building is located as close as possible to both Rule Drive and to
Lemay Avenue with an effort to save existing mature trees and to avoid
an existing sewer line along Lemay.
Pedestrian connections have been provided from the new facility to the
existing Assisted Care building and to the adjacent sidewalks along the
street.
