Recommendation Item: The Planning and Zoning Board provides a
recommendation to City Council of the following item:
3. # 25-07 OLD OAK ESTATES ANNEXATION AND ZONING
This is a request to annex and zone a 5.25 acre parcel. The
site is 5227 Strauss Cabin Road located approximately one-
half mile south of East Harmony Road. Contiguity with the
existing municipal boundary is gained along the entire
northern boundary which is shared with the Sunrise Ridge
Second Filing subdivision. Contiguity is also gained along the
entire western boundary which is shared with the Willowbrook
(Observatory Village) subdivision. Strauss Cabin Road forms
the east boundary.
The requested zoning is Urban Estate which is in conformance
with the Fossil Creek Reservoir Area Plan.

4. # 14-07 POUDRE VALLEY HOSPITAL PARKING STRUCTURE
AND MEDICAL OFFICE BUILDING PROJECT
DEVELOPMENT PLAN
This is a request for a new parking structure and new medical
office building. The new parking structure would be located at
the northwest corner of South Lemay Avenue and Garfield
Street and be reserved for staff use only. The new medical
office building would be located at the southwest corner of
South Lemay Avenue and Garfield Street.
The parking structure would be four stories (42 feet) in height
and contain 737 parking spaces. Access would be from both
South Lemay Avenue and Robertson Street. A pedestrian
bridge, at the third floor, would span Garfield Street to provide
safe access to both the proposed medical office building and
the hospital. The office building would contain approximately
60,000 square feet, at four stories in height (56 feet). A

2. # 24-07 COLLINWOOD NORTH MAJOR AMENDMENT
This is a request for a new 28,032 square foot L-shaped
building, known as Collinwood North, which will be located at
the southwest corner and front on South Lemay Avenue and
Rule Drive. The new building, containing personal and
business service shops, would be on about 2.7 acres of the
existing Collinwood Assisted Care campus. Parking would be
located to the south and west of the building, with an access
drive to Rule Drive and to the existing parking for the
Collinwood Assisted Care Community to the south. The
property is in the HC — Harmony Corridor Zoning District.
