b. It is our understanding that the hotel use and its percentage of the total area have
been affirmatively resolved.
c. The distance from the property lines are set by existing easement lines.
Although "build -to" requirements dictate that the comer of the site be occupied
by a building, an existing storm drainage feature existing in this location,
prevents such a use in that location.
d. The minimum parking is 84 for the hotel and the maximum for the site with the
restaurant and the office spaces would be 181 spaces. The amount of 130
spaces is below that maximum.
e.. The height of the hotel and all buildings will be less than or equal to 40' in
height.

c. The minimum parking is 84 for the hotel and the maximum for the site with the
restaurant and the office spaces would be 181 spaces. The amount of 130 spaces
is below that maximum.
d. Secondary uses in the HC district are limited to 25% of the total area of the
development. The area of the regional chopping center is 110 acres.
The proposal has been modified to accommodate the comments and concerns
presented at the Concept Review meeting. Buildings have been added to
meet the "build -to" line standards. Although "build -to" requirements dictate
that the comer of the site be occupied by a building, an existing storm
drainage feature existing in this location, prevents such a use in that location.

C. A Transportation Impact Study is being submitted as part of the PDP.
k. A continuous internal emergency access has been provided.
M. The Transportation Development Review Fee will be paid as part of this
submittal.

a. The buildings in the development will be designed in conformance with IBC
2003 and the City of fort Collins Amendments.

Environmental Planning
a. A meeting on the site with the City's Environmental Planner revealed that the
majority of the easement for wild life along the ditch is provided by the property
that contains the ditch's road. Proposed landscaping adjacent to the west property
line will enhance the wildlife habitat along the ditch.

The construction of the hotel in conjunction with the associated infrastructure will begin
in the spring of 2008 and will be completed in the winter of 2008. The construction of the
commercial space will follow as conditions permit.
