South bound median will need minor restriping,to terminate its south end. R A John F. Kennedy Parkway striping plan is being prepared at this time based on the recommendations of the traffic impact study. The plan will delineate a north bound left turn lane with storage length and tapers as recommended by the Delich Associates, the traffic engineer for the project. The striping plan will be provided immediately upon availability. Department: Stormwater-Water-Wastewater Issue Contact: Basil Hamdan Topic: Stormwater Number: 103 Created: 1 /24/2008 [1/24/08] Please call out the retaining wall in the detention area on the site plan, indicate height of wall, since if this wall is higher than 3 feet, than a structural design will be required at time of building permit. R The Site Plan has been revised. Please increase the size of the font for the elevation call outs on the grading plan, as they are currently hard to decipher (using one eye or even two, maybe). R This task has not yet been completed. Please specify the depth of ponding in the parking lot area in the drainage plan and in the report. Please request in the report a variance to the 12" maximum depth allowable, if such an instance occurs. R The detention pond summary table has been expanded to identify the depths in the parking lot for each ponding area. R A variance request has been made in the Drainage Report under Section titled "Variance Request' on Page 12. Please specify the slope in the bottom of the detention pond in order to assess whether a drainage pan is warranted there. R The slope at the bottom of the pond is 0.40%. The slope has been identified on the Master Grading Plan. The slope of the pond is included in the storm sewer profile. A valley pan has been excluded due to the water quality component of the pond. If a valley pond in the bottom of the pond is preferred, please advise. Please also specify some water tolerant grass seed mix for the detention pond landscaping. R The detention pond shall be sodded with a blend of three Kentucky Bluegrass cultivars. (See #13 under landscape specifications on sheet LS-2). [12/19/07] Revise Fire Hydrant, Fire line and water service layouts as noted on the redlined utility plans. R Done. Page 3 Number: 97 Created: 1 /18/2008 [1/18/08] Please ensure that if any connecting walkway to a public street sidewalk utilizes steps/stairs to connect to the street sidewalk system that the steps begin at a minimum of 2' behind the sidewalk. If steps are to be used, please call these out on the various plan sets. It's unclear to me if the drawings indicate ramping or the use of steps. R Most sidewalks connecting to the public walk are conceptual and may be installed with each building, not with Public Improvements. However, we have updated our conceptual walks to meet your requirements and have presented a detail identifying the two foot (2) minimum to the public walk. R Another check in the amount of $1,000.00 is being provided with this submittal to cover the TDRF for final plan submittal. [12/18/07] Per the Development Review Engineering Manager's review of the Transportation Development Review Fee submittal, an additional $7,957.50 in fees is required. Boundary closes using non -tangent curves. R Acknowledged. 2. Show bearing and distance along the natural area buffer. R Acknowledged. Labels have been added to natural area boundary. 3. Landscape plan: Numerous issues of line over text - also would help if crosshatching to delineate types of mulch was removed and notes/arrows were used instead. R The line over text issues have been corrected and the crosshatching has been replaced with revised specifications and labels on the landscape plan. Number: 94 Created: 1 /15/2008 [1/15/08] The Natural Area Buffer Zone line does not appear to be tied to anything for it to be located. R Acknowledged. Labels have been added to natural area boundary. R We have revised the access ramp on the west side of the drive isle for the through access. We have modified the return to provide for access across Pavilion Lane to the south to the Goodwill site. [12/18/07] On the plan view of the construction drawings please show the indication of truncated dome detectable warnings on either side of the driveway out to Pavilion Lane just to be sure it isn't assumed that scoring lines are needed (realizing that the truncated dome warnings are accurately reflected on the detail sheets). R A Supplemental General Note was added to Sheet 1 (Cover Sheet) that reads as follows: All new handicap ramps shall be constructed according to City standards and include CDOT standard truncated dome bricks (to be colored river red) according to sheet 1 of 4 of M-608-1 of CDOT Mstandards.
