the Site Plan.
Lot lines and building envelopes are shown as requested above:

[2 / 20/ 081
[12/ 13/07] A color key was provided on the elevations, but the
shading looks pretty much the same for most of the colors on the key
as well as the elevation drawings themselves. Please note the colors on
the elevations with the corresponding color code.
Response: The colors and the building materials on the building
elevations have been designated via text and labels.
After discussion at staff review on March Sth it was determined that
the plans with this first round of Final Plan review are in a condition that
does require a second round of review. The number of copies of the items
being requested is set forth on the Revision Routing Sheet attached to
this comment letter. Be sure and return all red -lined plans when you
re -submit documentation.
If you have any questions regarding these issues or any other issues
related to this project, please feel free to call me at 221-6341.

[2/24/081 What is the widened street section for on Pavilion Lane (the
transition just west of the #3 building)?
Number: 105 Created: 2/24/2008
[2/24/081 Verify the sight distance from the Pavilion Lane access back
to the west. If it may overlap into landscaping please provide a sight
distance easement on that area.
Department: Stormwater-Water-Wastewater Issue
Contact: Basil Hamdan
Topic: Detention Pond
Number: 109 Created: 3/4/2008
[3/4/08] If a blue grass irrigated pond is contemplated then a pan
would be needed. For water quality purposes a non irrigated wetland
grass mix would be preferred and then no pan would be needed in the
pond.
Topic: Utility Plans
Number: 108 Created: 3/4/2008
[3/4/08] Many areas with lines over text needs some clean up.
Please provide a detail for the proposed retaining wall in the detention
pond.
Please eliminate the gravel inlet protection shown on the erosion
control plan. Use wattles instead as these are more easily maintained.
Provide a sediment trap at the pond outlet.
Please make sure that ditch company representatives sign the mylars
prior to submission of mylars to the City.

PVC with tracer wire NOT polywrap.
PVC ---DR 18 max.

requires either "Cast in Tact" (concrete) or truncated dome warning
detection made out of cast iron (East Jordan Iron Works' 7005 series
plates are an example).
[1/15/081 Please have the access ramp on west side of the drive aisle
be revised to appear as the access ramp on the east side of the drive
aisle.
[12/ 18/07] On the plan view of the construction drawings please show
the indication of truncated dome detectable warnings on either side of
the driveway out to Pavilion Lane just to sure it isn't assumed that
scoring lines are needed (realizing that the truncated dome warnings
are accurately reflected on the detail sheets).
Number: 106 Created: 2 / 29 / 2008
[2/29/08] Please ensure that the finalized signing and striping plan for
JFK, when worked out with Traffic Operations, is added as a sheet to
the plan set.
Topic: Site Plan
Number: 107 Created: 3 / 4/ 2008
[3/4/08] The text within the "Building Data" and "Site Data" tables
should be enhanced in appearance slightly to ensure that the mylar
document scans well and a reproducible of the mylar doesn't lose
clarity of the text, as well.
See Site plan.
Department: Light & Power Issue Contact: Doug Martine
Topic: Utilities
Number: 1 Created: 12 / 6/ 2007
[2/ 11/081 It appears that 3(?) pad type transformers will be required.
These transformers are approx. 7 ft. x 5 ft., plus 3 ft. of additional
clearance on 3 sides and 8 ft. on the front side.
[12/6/07] The developer will need to coordinate the power
requirements for each building, locations for electric transformers, and
the electric development charges with Light & Power Engineering (221-
6700). The available locations for electric transformers appear to be
quite limited, so prompt contact with Light & Power is encouraged.

[3/4/08]
[12/21/071 Add natural area buffer line to the plan. Show and label
the top of embankment of the Larimer County Canal Ditch #2 on the
plan. This line was identified in the field on a site visit between D.
Ennis and Dana Leavitt. If the buffer line extends into the property,
align with the edge of pavement on the parking lot and extend out to
the maximum of 50' north and south of the parking lot.

General comments
1. The land transfer is scheduled for April 17th. Can the DCP be
scheduled prior to mylars?
2. A variance request may be needed for the Striping Plan. Ward
Stanford and Marc Virata will make this determination.
3. On the Plat, the Attorney's Certification proves ownership. No title
certification is required.
There will be work needed in the ditch right-of-way. The ditch company
must be added to the signature blocks.

[3/7/08] Laurie is again forwarding both of the referenced documents
to the applicant (attached to this comment letter).
[12/ 18/07] Laurie D'Audney, the City's Water Conservation Specialist,
indicated that she is forwarding a Water Conservation Standards for
Landscapes COMMENT SHEET and the City of Fort Collins Water
Conservation Standards for LANDSCAPING and IRRIGATIONS General
information to the Applicant. These items are attached to this
comment letter.
See Landscape drawings.

[3/7/08] Per the City Forester's (Tim Buchanan) comments:
1. Swamp White Oak does not survive in Fort Collins soils. Change
these 2 trees to Chinkapin Oak, Quercus muehlenbergii.
See Landscape drawings.
2. Autumn Purple Ash is not an approved Street Tree in the City of
Fort Collins. Change to Skyline Honeylocust or another approved
Street Tree (see attached Street Tree List).
See Landscape drawings.

1. Show the buffer to the extent possible at the 50' mark on all plan
sets.
Response: The buffer is noted.
2. There should be a 15 - 25% increase in quantities of plantings in
the buffer zone.
Response: See attached landscape plans.
3. Add Environmental Planner to signature blocks in the plan set.
Response: The signature block was added and then removed in
accordance with the 03/05/08 meeting.
4. No rock in the buffer area. It should be as natural, organic as
possible.
Response: The stone has been changed to mulch.
NOTE: ALL ITEMS SHOWN IN "BLUE' HAVE BEEN SUBMITTED AND
ACCEPTED IN FINAL SIGNED MYLAR FORM.
Stormwater (Basil Hamdan)
1. No pan is necessary in the detention pond if it is wetland -like. A
pan is required if it has a manicured treatment (irrigated landscape).
2. There are line / text issues on the grading plan. Basil wants to see
this plan before a mylar is submitted. Other than that, Stormwater is
ready for mylars.
Engineering (Sheri Langenberger, for Marc Virata)
1. CDOT dome brick reference note needs to be removed or revised
per the comment letter.
2. A Signing / Striping Plan needs to be added to the plan set.
Light & Power (Rob Irish)
1. Contact Doug Martine to coordinate transformer locations.
2. C-1 Forms must be filled out.
3. The applicant may request a utility coordination meeting.
Water / Wastewater (Basil Hamdan, for Roger Buffington)
1. Is there alternate sewer service for the long building? Investigate
shorter services with less depth.
2. Show an irrigation tap for landscaping.
