1. Question: (Resident) Would this development create more
traffic for the area?
Answer: (Applicant) A traffic study is currently being
prepared for the development proposal. Our traffic
engineer says that it will meet required standards.
2. Question: (Resident) Will there be fencing along the north
property line to help deter the kids in the residential
neighborhood to the north from continuing to use
this property for a playground?
Answer: (Applicant) Yes, we could possibly include a fence
along the north property line.
3. Question: (Resident) Is there any proposal for an expansion of
the townhomes project to the north?
Answer: (Applicant) That is not our property, so we have
nothing to do with it. We are developing only on our
property to the south of the townhomes.
4. Comment: (Resident) There are many kids in the
townhome neighborhood to the north. We want
some forms of deterrents to keep our kids safe.
Response: (Applicant) We can look into what types of
fencing and landscaping can be done to help
deter the kids from coming onto the property
after construction of the project begins.

Current Planning
The applicant / developer are proposing a new commercial
development on the 3.2 acre property at the northwest corner of
JFK Parkway and Pavilion Lane. The uses in the development would
consist of a hotel, offices, retail spaces, and standard "sit-down"
restaurants. The hotel building would be 3 stories (40 feet) in
height, with about 48,000 square feet of floor area. The 3 small
buildings on the perimeter pad sites would each be 1 story (up to 35
feet) in height and would contain 6,000 square feet of floor area
each. Parking would primarily be located internal to the site. The
existing Goodwill Industries facility is to the south, across Pavilion
Lane, and the Parkwood Townhomes residential project is to the
north. The South College Avenue commercial corridor is to the west.
There are existing and planned multi -family residential uses to the
east, across JFK Parkway. The property is in the HC - Harmony
Corridor Zoning District. A conceptual site plan was presented by
the applicant at the neighborhood meeting.
