Long term care facilities are permitted a maximum of 0.33 parking spaces per bed and 1 parking space per employee on a
major shift. The maximum number of parking spaces for this use is 185:
• 40 employees on day shift at 1 parking space per employee allows up to 20 parking spaces
• 500 beds with 0.33 parking spaces per bed allows up to 165 parking spaces
The 171 remaining spaces are within the 185 parking spaces permitted.

Shelby,
Here's a breakdown by building on the independent living floor area. Each independent living unit is
1,710 square feet with 2 bedrooms. I'll add this information to sheet 2 site plan.
Lot 1 building - 15 units with 25,650 sq ft
Lot 3 building - 15 units with 25,650 sq ft
Lot 4 building - 10 units with 17,100 sq ft
Lot 5 building - 10 unit with 17, 100 sq ft
Totals - 50 units with 85,500 sq ft (matches sumbitted sheet 1 land use breakdown)
Total site has 342,800 sq ft floor space. 25% of total is 85,700 sq ft. I rounded off from 24.94%
(85,500 divided by 342,800).
I did not highlight/assign specific parking spaces to the units. What I did was to calculate the minimum
parking requirement for each and then verified these spaces were available adjacent to the buildings. If
you think I need to be more specific and actually show assigned parking on the plan I can but really
don't want to add that detail if it's not required. There's already a lot of detail on the plans - adding more
will make it more difficult from a scannability perspective. In the written document, I do provide
information illustrating we are meeting the minimum parking requirements.
Here's the excerpt from the written document I submitted:
Parking Requirements
The site is designed as a long term care facility, with provision of 50 independent living units in addition to the approximate
258,000 square foot intermediate health care and nursing care floor space. There are a total of 260 parking spaces on the
site. 17 handicap parking spaces are provided, with 4 being van accessible. This exceeds the requirements for 7 handicap
spaces with at least one van accessible.
The independent living units are all two bedroom units averaging 1710 square feet floor space per unit. Each unit requires a
minimum of 1.75 parking spaces. The units, required parking, and available parking are distributed as follows:
• Buildings 1 and 2 each contain 15 independent living units for a total of 30 units. This requires 53 parking spaces.
There are 72 parking spaces available to meet this requirement.
• Building 4 contains 10 independent living units. This requires 18 parking spaces. There are 20 parking spaces
available to meet this requirement.
• Building 5 contains 10 independent living units. This requires 18 parking spaces. There are at least 22 parking
spaces available to meet this requirement.
A total of 91 parking spaces are allocated to the independent living units, satisfying the minimum requirement of 89 parking
spaces. This leaves 171 parking spaces to meet the needs of the long term care facility.
