HomeMy WebLinkAboutNORTH COLLEGE MARKETPLACE - ODP - 42-08 - SUBMITTAL DOCUMENTS - ROUND 1 - DRAINAGE REPORTAIRES ASSOCIATES December 10, 2008 Steve Olt Project Planner City of Fort Collins Re: Overall Development Plan -North College Marketplace -Drainage Letter Dear Mr. Olt, This letter is in reference to the Overall Development Plan being submitted for the North College Marketplace Project on December 10, 2008. As a separate package, the Marketplace Project Development Plan is also being submitted and on November 26, the Wetland Project Development Plan was submitted to the City for review. This project is broken down into the two phases for two reasons: construction of the detention pond/wetland basin prior to the Larimer and Weld Canal running full is necessary as a safety precaution and loading of the King Sooper's pad for 90-120 days due to poor on -site soils. Initially an ODP was not going to be necessary for the reason that each phase will undergo separate review processes (Type I and Type 11) and ultimate ownership of the wetlands will go to The City of Fort Collins, however just prior to the submittal of the Wetland PDP, City staff decided that an ODP will be required for approval, thus giving reason for the ODP submittal along side the PDP. Both the Wetland and the Marketplace Project Development Plan submittals include the overall utility plan (Sheet C-111) and the overall drainage plan (Sheet C-191) as part of each submittal Also included with each of these submittals, was the drainage and erosion control report. To ensure compatibility with the storm sewer facilities and the detention pond phased between these submittals, the drainage and erosion control report regards the site as one system functioning under the full build out condition. Not included with this Overall Development Plan submittal are the Master and Overall Drainage Plan (Item 1) and the Overall Drainage Report (Item J) given that these items are being fulfilled within the PDP submittals. Please reference the Wetland Project Development Plan or the Marketplace Project Development Plan for these items. Please contact me if you have any questions or comments.
