College Ave. Fort Collins PO Box 580 Fort Collins, 80522 970.221.6750 970.224.6134 - fax fcgov. com/currentplanning July 23, 2008 Dear Resident: On Thursday, August 7, 2008 from 6:30 p.m. to approximately 9:00 p.m. in the Community Room at the City office building at 215 North Mason Street*, the City of Fort Collins Planning Department will conduct a neighborhood information meetinq to discuss a development proposal in your neighborhood. Please access the building and Community Room by the public door at the north end of the building adjacent to the north parking lot. The Community Room is right inside and to the left of the building entry door. The applicant is proposing a (King Soopers) supermarket -anchored shopping center, to be known as North College Marketplace, at the northeast corner of North College Avenue and East Willox Lane. The developer is Loveland Commercial, who has developed a Kings Soopers Center in Loveland, Colorado. The potential development site is approximately 30 acres in size and the supermarket building would be about 123,000 square feet in size. Total building square footage in the center would be about 176,000 square feet (including 8+/- smaller building pad sites). The primary access to the site will be from North College Avenue and East Willox Lane. The property is in the CCN - Community Commercial North College Zoning District. The purpose of this meeting on August 7th is to give all participants the opportunityto ask questions of the applicant and express their concerns in an informal setting. This is an information sharing meeting only and no official City decision will result from this meeting. A `formal' development review request has not been submitted to the City for review by City staff. This development proposal, when submitted, must comply with the requirements and standards as set forth in the City's Land Use Code. Representatives for the applicant will be present to discuss their proposal. City representatives will be present to respond to questions about the proposed development, City policies and regulations, and to record questions, comments, and concerns expressed at the meeting. The list of affected property owners for this public information meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
