College Ave. PO Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov.com/Currentp/anning May 7, 2009 The Planning and Zoning Board of the City of Fort Collins, Colorado, on Thursday, May 21, 2009, at 6:00 p.m., in the Council Chambers**, City Hall West, 300 LaPorte Avenue, will hold a public hearing on a development proposal in your neighborhood. The proposed development is commonly known as the North College Marketplace, Amended Overall Development Plan - #42-08. This is a request to amend the approved 28.3 acre, 2-phase (filings) Overall Development Plan (ODP) for open space/wetland (public facility) and commercial land uses permitted in the CCN, Community Commercial - North College District. The use on the I" Filing (10.9 acres) is existing wetlands and the uses on the 2nd Filing (17.4 acres) are commercial (supermarket, gasoline station, standard & drive-in restaurants, small retail, and bank). The current proposal is to eliminate the PROPOSED PEDESTRIAN BRIDGE crossing the Larimer & Weld Canal, connecting the shopping center with Spaulding Lane to the north, as shown on the previously approved ODP. The property is (generally) located at the northeast corner of North College Avenue and Willox Lane and is zoned CCN, Community Commercial - North College. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
