(33-10) - SUBMITTAL DOCUMENTS - ROUND 1 - APPLICATION (3)Description of Proposal for Conceptual Review of the Proposed Ridgewood Hills Apartments Avondale Road & Triangle Drive Fort Collins, Colorado March 16, 2010 The Conceptual Development Plan for Ridgewood Hills Apartments consists of a plan for development of two parcels, each approximately 5 acres in size, located in the Ridgewood Hills Subdivision. One parcel, Tract N, is located at the southeast corner of Avondale Road & Triangle Drive. The other parcel, Tract T, is located near the southwest corner of the interchange. Triangle Drive is a completed street through the interchange. Avondale Road is completed from the north and has been stubbed -in a very short distance, heading south from the intersection. Tract N is zoned as LMN, with a very small corner of the tract zoned MMN. This parcel is 5.19 acres in size. Development of this site will include 60 apartment residences contained in 5 separate, two story buildings. Each building is proposed to contain no more than 12 apartment residences, in order to comply with the permitted uses for the LMN district. One bedroom and two bedroom units are proposed. The clubhouse for the entire project, consisting of both Tracts, will be located on this parcel. Tract T is zoned MMN in its entirety. This tract contains approximately 5.22 acres. The development proposal includes 140 residences, in 4 separate apartment buildings on this parcel. The buildings will include a mix of one and two bedroom units. The buildings will be three -level structures with two -level ends. The buildings will vary in size, with 44 residences in the largest building and 20 residences in the smallest building. Architectural design, building materials and color palette for the project will be developed to compliment the surrounding neighborhood. The development, when completed, will be integrated into the community by way of walks and bike paths connecting to the park on Triangle Drive and the proposed future Neighborhood Commercial District located east of the sites on Avondale Road at College Avenue. Anyone with a development idea can schedule a Conceptual Review meeting to get feedback on prospective development ideas. At this stage, the development idea does not need to be finalized or professionally presented. However, a sketch plan and this application must be submitted to City Staff prior to the Conceptual Review meeting. The more information you are able to provide, the better feedback you are likely to get from the meeting. Please be aware that any information submitted may be considered a public record, available for review by anyone who requests it, including the media. Conceptual Reviews are scheduled on three Mondays per month. One half-hour meeting is allocated per applicant. Please call the Community Development and Neighborhood Services Office at 221-6750 to schedule a Conceptual Review meeting. Conceptual Review is a free service. Applications and sketch plans must be submitted to City Staff no later than 5 pm, two Tuesdays prior to the meeting date. Application materials can be dropped off in person to 281 N College Ave., emailed to emcardleCg)_fcgov.com or faxed to (970)224-6134. At Conceptual Review, you will meet with Staff from a number of City departments, such as Community Development and Neighborhood Services (Zoning, Current Planning, and Development Review Engineering), Light and Power, Stormwater, Water/Waste Water, Advance Planning (Long Range Planning and Transportation Planning) and Poudre Fire Authority. Comments are offered by staff to assist you in preparing the detailed components of the project application. There is no approval or denial of development proposals associated with Conceptual Review.
