Subject: Ridgewood Hills/Shenandoah Neighborhood Council Response to
Ridgewood Hills Development Proposal
Dear Mr. Olt:
The Ridgewood Hills/Shenandoah Neighborhood Council (Council) is comprised of citizens of
the Ridgewood Hills and Shenandoah neighborhoods in South Fort Collins. Members of the
Council represent concerned citizens that live in the Ridgewood Hills, Shenandoah, and
Registry Ridge neighborhoods that will be directly impacted by the proposed Ridgewood Hills
Residents development project. The Council was formed to represent citizens that have
objections to various components of the current development proposal.
The Council visited the City of Fort Collins Current Planning Department (City) offices on
December 10, 2010 to review the development proposal. We appreciated the City
accommodating our group and providing us with a complete copy of the proposal for review in a
conference room, as well as providing us with copies of extra materials.

The Council is submitting this letter to the City for consideration prior to the Staff Review
meeting scheduled for December 22, 2010.
We are submitting our observations and analysis of the development proposal regarding several
areas of concern. Each topic is provided in attachments to this letter, as referenced below:

• Homeowners Association Impacts (Attachment 4)

The Council wishes to direct the City's attention specifically to the following issues identified in
the topics above as critical to the City's decision making process regarding whether to approve
