Response to Comments dated 04/23/2010 May 10, 2010 Pg. 3 Number: 78 Created: 4/21/2010 [4/21/10] Please provide an enhanced walkway for connectivity from public sidewalk to front entrance. Land Use Code section 3.5.3 discusses the relationship of buildings to streets, walkways and parking. The proposed layout does not have a direct pedestrian connection between the building main entrance and public sidewalk without crossing a drive aisle. Transportation Planning is ok with making an exception in this case as long as there is an enhancement that demonstrates preference for pedestrians crossing the drive isle between the building and public sidewalk. Striping is an appropriate enhancement. Response: Striping for a pedestrian crossing has been added to the plans. This line of travel should be perpendicular across Blue Spruce Drive. Ensure mod block ramp is fully shown on plans. As discussed at the Staff Review meeting, it is possible only half of this ramp is shown. Response: The pedestrian ramp has been updated and aligned with the ramp at the intersection. DEPARTMENT: CURRENT PLANNING Issue Contact: Steve Olt Topic: Subdivision Plat Number: 58 Created: 4/15/2010 [4/15/10] On the Subdivision Plat, I do not see any Public Access and Emergency Access Easements for the access driveway and parking lots. The only required access easement is the one that the Poudre Fire Authority needs. It will encompass the 24' - 26' wide drive aisle from the Blue Spruce Drive right-of-way east to the east edge of the Loading area as shown on the Site Plan. Response: Poudre Fire Authority no longer is requesting an Emergency Access Easement as their comments/concerns have been addressed.
