[ 12/15/08] The c-fitctor for the site is calculated with the current site 1a1u11 in mind. If
another building is planned in the future alone the southern portion of the lot, the c-factor
call include this impervious area and the pond can be sized for this expansion now. This
may reduce future modifications to the detention pond and other drainage improvements
that may be needed. in the future.

non -office part of the facility.

detention reCluirement. This would require the Developer to make sonic improvements to
the regional pond. These iniprovemenis may be cheaper than constructing an on -site
pond and would free up some developable land. Water quality mitigation would still be
required on -site. Scene information on the improvements required is attached. Please
contact me at 416-241.8 if interested in, gathering more int.'ormatiou.
After meeting with Stormwater regarding this item it was determined this is not a viable
option for this project.

[12/15/0] FIRE LINE SIZE: ilklinirnUM fine line size for autormitic fire sprinklers is 6
inches in diameter unless hydraulic calculations can support a smaller Fire line (see PFA
comn.icnt 6 in staff continent letter sent to Steve Lane on Sept. 26, 2008).
A 4" fire line is expected to be adequate to serve the proposed construction. Flow
calculations cannot be supplied till building design is finalized. Should a 6" line be
required for proper flow, the 6" line will be provided at the owner's cost.

sprinkler connection), this FDC loc8tion will not work. because it is not accessible to fire
crews or fire apparatus. A better location Would be the southwest corner of the structure.

Cedar Circle. The current layout does not meet the required separation distances and may
cause a safety- concern fbr vehicles turning Left out of the site and vehicles turning left
from Red Cedar. For the current layout a variance request must be submitted for review
and consideration.
A variance request for consideration of the drive location is attached to this resubmittal.
