[12/11/08] The project narrative states that 22 parking spaces are allowed, based on using 2
spaces/1000 sq. ft. The 2/1000 applies for "workshop and custom small industry". I need
more information as to the nature of the industrial/manufacturing use to determine if it's
"workshop and custom small industry" or "light industrial". If it's light industrial, they are
allowed a maximum of 0.75 parking spaces per employee working in the non -office part of
the facility.

[12/11/08] Since this lot abuts a zoning district boundary line located in the Blue Spruce
street right-of-way, a 30' deep landscape yard needs to be provided along the front of the lot
(Section 4.28(E)(3)(a)(2)). If modification request to this section is approved, then above
comments relative to this don't apply.

1) The plat does not need 'Block 1 ". Just Lot 1 is sufficient. Please remove 'Block 1" from
Site and Landscape Plans also.
2) Please change the name in the title block on the plat, it is confusing.
3) The Landscape and Utility Plans have minor scanning issues.
4) Incorrect benchmarks listed in the Utility Plans, please contact City surveying or
Technical Services for updated benchmark information.

The location of the FDC must be approved by PFA. Please contact me as soon as possible.
[12/15/08] FIRE DEPARTMENT CONNECTION LOCATION: If the location showing
where the fire line enters the building is the intended location for the FDC (automatic
sprinkler connection), this FDC location will not work, because it is not accessible to fire
crews or fire apparatus. A better location would be the southwest corner of the structure.

[12/15/081 WATER SUPPLY: I noted the location of only one fire hydrant on the Utility
Plan; can you include the locations of the closest fire hydrants? Fire hydrants must be the
type approved by the water district having jurisdiction and the Fire Department. Hydrant
spacing and water flow must meet minimum requirements based on type of occupancy.
Minimum flow and spacing requirements include:
• Commercial, 1,500 gpm at 20 psi residual pressure, spaced not farther than 300 feet to
the building, on 600-foot centers thereafter. These requirements may be modified if
buildings are equipped with automatic fire sprinkler systems. 97UFC 901.2.2.2

the Engineering Department for review, with the City Engineer ultimately approving or
denying the request. It cannot be processed as a modification of standard as 3) in the
MODIFICATION of STANDARDS document submitted by the applicant is requesting.
