Reviewed By: Laurie D'Audney, Water Conservation Specialist, 221-6877
I have reviewed this landscape plan and it does not comply with the standards marked below.

Accurate and clear identification of all applicable hydrozones using the following
categories:
High Hydrozone: 18 gallons/s.f./season
Moderate Hydrozone: 10 gallons/s.f./season
Low Hydrozone: 3 gallon s/s.f./season
Very Low Hydrozone: 0 gallons/s.f./season
O Plants have been selected from the City of Fort Collins Plant List.
V/,(A Water Budget Chart that shows the total annual water use, which shall not exceed fifteen
(15) gallons per square foot over the site, including all hydrozones used on the landscape
plan.

(3/29/10] This comment not addressed with the Final Plan submittal.
(4/28/09] No additional information provided to me. Ok to go to hearing per phone
conversation with applicant. He'll provide necessary info on final site plan
[12/11/08] The project narrative states that 22 parking spaces are allowed, based on using
2 spaces/1000 sq. ft. The 2/1000 applies for "workshop and custom small industry". I need
more information as to the nature of the industrial/manufacturing use to determine if it's
"workshop and custom small industry" or "light industrial". If it's light industrial, they are
allowed a maximum of 0.75 parking spaces per employee working in the non -office part of
the facility.
At staff review on Wednesday morning, April 215t, it was determined that another formal
round of review of the Final Plans is not necessary. Troy Campbell of Ridgeline Consultants
will be coordinating an electronic revisions submittal, with pdf's, to the various departments
with comments in this letter. When everyone is satisfied that their comments have been
addressed we will request mylars for signatures and recording. Be sure and return all red -
lined plans if/when you re -submit.
If you have any questions regarding these issues or any other issues related to this project,
please feel free to call me at (970) 221-6341.

leading to the loading area. Please contact me for sign templates.

[4/15/10] Was a variance requested and, if so, was it approved?
[5/6/09]
A variance to LCUASS standards for the driveway location can be granted with the condition
that the proposed driveway will be the only driveway serving the site regardless of what
occurs on the southern portion of the site.

[4/21/10] Please provide an enhanced walkway for connectivity from public sidewalk to front
entrance. Land Use Code section 3.5.3 discusses the relationship of buildings to streets,
walkways and parking. The proposed layout does not have a direct pedestrian connection
between the building main entrance and public sidewalk without crossing a drive aisle.
Transportation Planning is ok with making an exception in this case as long as there is an
enhancement that demonstrates preference for pedestrians crossing the drive isle between
the building and public sidewalk. Striping is an appropriate enhancement.

[4/21/10] Details for pedestrian ramps are not consistent with those shown on plans. Please
include only the details that are intended to be used for construction.

[4/21/10] Please line the ADA ramp guiding pedestrians across Blue Spruce Drive at the T-

should be perpendicular across Blue Spruce Drive. Ensure mod block ramp is fully shown

[4/23/10] Thank you for moving the FDC from the north side of the building, which would
make it difficult to access by fire crews. It is acceptable in its current position but access
would improve if the FDC is moved west along the south wall. Please show the FDC location
on the Utility Plan, as well as the Site Plan.
[5/6/09] 1 received only the site plan and cannot determine if this issue has been resolved.
The location of the FDC must be approved by PFA. Please contact me as soon as possible.
[12/15/081 FIRE DEPARTMENT CONNECTION LOCATION: If the location showing where
the fire line enters the building is the intended location for the FDC (automatic sprinkler
connection), this FDC location will not work, because it is not accessible to fire crews or fire
apparatus. A better location would be the southwest corner of the structure. Please contact
me so we can discuss.
Number: 24 Created: 12/15/2008
[4/23/10] Since the FDC will be on the south side of the building (not the west side), near
the loading area, PFA will require dedication of an Emergency Access Easement, to ensure
access to the FDC and entire structure remains open.
Fire access roads (fire lanes) shall be provided for every facility, building or portion of a
building hereafter constructed or moved into or within the PFA's jurisdiction when any
portion of the facility or any portion of an exterior wall of the first story of the building is
located more than 150 feet from fire apparatus access as measured by an approved route
around the exterior of the building or facility. This fire lane shall be visible by painting and
signage, and maintained unobstructed at all times. A fire lane plan shall be submitted for
approval prior to installation. In addition to the design criteria already contained in relevant
standards and policies, any new fire lane must meet the following general requirements:
❑ Be designed as a flat, hard, all-weather driving surface (asphalt or concrete) capable of
supporting fire apparatus weights. Compacted road base shall be used only for
temporary fire lanes or at construction sites.
❑ Have appropriate maintenance agreements that are legally binding and enforceable.
❑ Be designated on the plat as an Emergency Access Easement.
❑ Maintain the required minimum width of 20 feet throughout the length of the fire lane
(30 feet on at least one long side of the building when the structures is three or more
stories in height).

narrows down to 24'-0" from 26-0".
Topic: Subdivision Plat
Number: 58 Created: 4/15/2010
[4/15/10] On the Subdivision Plat, I do not see any Public Access and Emergency Access
Easements for the access driveway and parking lots. The only required access easement is
the one that the Poudre Fire Authority needs. It will encompass the 24' - 26' wide drive aisle
from the Blue Spruce Drive right-of-way east to the east edge of the Loading area as shown
on the Site Plan.
Number: 60 Created: 4/15/2010
[4/15/10] There are several notes on the Subdivision Plat that are illegible (see red -lined
plat).

shown on the West and North Elevations?
Number: 70 Created: 4/16/2010
