FIRE DEPARTMENT ACCESS TO EQUIPMENT
Fire protection equipment shall be identified in an approved manner. Rooms containing
controls for air-conditioning systems, sprinkler risers and valves, or other fire detection,
suppression or control elements, shall be identified for the use of the fire department.
Approved signs required to identify fire protection equipment and equipment location,
shall be constructed of durable materials, permanently installed and readily visible.
PLEASE NOTE: The riser room and other appropriate rooms shall be labeled in an
approved manner.

conversation with applicant. He'll provide necessary info on final site plan
[12/11/08] The project narrative states that 22 parking spaces are allowed, based on
using 2 spaces/1000 sq. ft. The 2/1000 applies for "workshop and custom small
industry". I need more information as to the nature of the industrial/manufacturing use to
determine if it's "workshop and custom small industry" or "light industrial". If it's light
industrial, they are allowed a maximum of 0.75 parking spaces per employee working in
the non -office part of the facility.
Response: The parking calculation is provided on the revised Site Plan.

[4/23/10] Thank you for moving the FDC from the north side of the building, which would
make it difficult to access by fire crews. It is acceptable in its current position but access
would improve if the FDC is moved west along the south wall. Please show the FDC
location on the Utility Plan, as well as the Site Plan.
[5/6/09] 1 received only the site plan and cannot determine if this issue has been
resolved. The location of the FDC must be approved by PFA. Please contact me as
soon as possible.
[12/15/08] FIRE DEPARTMENT CONNECTION LOCATION: If the location showing
where the fire line enters the building is the intended location for the FDC (automatic
sprinkler connection), this FDC location will not work, because it is not accessible to fire
crews or fire apparatus. A better location would be the southwest corner of the structure.
Please contact me so we can discuss.

southwest building comer and is shown on both revised plans.

[4/23/10] Since the FDC will be on the south side of the building (not the west side),
near the loading area, PFA will require dedication of an Emergency Access Easement,
to ensure access to the FDC and entire structure remains open.
Fire access roads (fire lanes) shall be provided for every facility, building or portion of a
building hereafter constructed or moved into or within the PFA's jurisdiction when any
portion of the facility or any portion of an exterior wall of the first story of the building is
located more than 150 feet from fire apparatus access as measured by an approved
route around the exterior of the building or facility. This fire lane shall be visible by
painting and signage, and maintained unobstructed at all times. A fire lane plan shall be
submitted for approval prior to installation. In addition to the design criteria already
contained in relevant standards and policies, any new fire lane must meet the following
general requirements:
Be designed as a flat, hard, all-weather driving surface (asphalt or concrete)
capable of supporting fire apparatus weights. Compacted road base shall be used
only for temporary fire lanes or at construction sites.
Have appropriate maintenance agreements that are legally binding and
enforceable.
Be designated on the plat as an Emergency Access Easement.
Maintain the required minimum width of 20 feet throughout the length of the fire
lane (30 feet on at least one long side of the building when the structures is three or
more stories in height).

Water Conservation Standards for Landscapes - COMMENT SHEET and a copy of the
City's Landscape and Irrigation Standards for Water Conservation document. These will
be used to complete the Final Landscape Plan mylar and prepare the required Irrigation
Plan to be submitted with the Building Permit application. Please contact Laurie at 970-

Response: The red -lines from the last FDP submittal are being returned to Planning with
this submittal. Previous red -lines from the PDP submittals are not in the possession of
the applicant.
