transition and a link between surrounding neighborhoods and the commercial core with a
unifying pattern of streets and blocks. Buildings, streets, bike and walking paths, open
spaces and parks will be configured to create an inviting and convenient living
environment.
This District is intended to function together with surrounding low density neighborhoods
(typically the L-M-N zone district) and a central commercial core (typically an N-C or C-
C zone district). The intent is for the component zone districts to form an integral, town -
like pattern of development, and not merely a series of individual development projects in
separate zone districts.
There is currently nothing proposed for this property. City staff is not aware of any potential development
on the property.

Laura,
It was no problem at all to provide you with the information. City staff is always very happy to provide anyone with
the kind of information (if available or if we have knowledge of) needed to make an educated decision about
purchasing a property and/or home.
Regarding your circled & numbered areas, this is what we know:
1) That is property in Larimer County, just outside of the City limits, that is known as Longview Open Space.
It is owned jointly by Larimer County, the City of Fort Collins, and the City of Loveland. There are about
250 — 300 acres of publicly owned open space there.
2) That is a parcel of land approximately 21 acres in size that is zoned NC, Neighborhood Commercial in
the City of Fort Collins. The purpose of the NC District is (from the City's Land Use Code):
The Neighborhood Commercial District is intended to be a mixed -use commercial core
area anchored by a supermarket or grocery store and a transit stop. The main purpose of
this District is to meet consumer demands for frequently needed goods and services, with
an emphasis on serving the surrounding residential neighborhoods typically including a
Medium Density Mixed -Use Neighborhood. In addition to retail and service uses, the
District may include neighborhood -oriented uses such as schools, employment, day care,
parks, small civic facilities, as well as residential uses.
This District is intended to function together with a surrounding Medium Density Mixed -
Use Neighborhood, which in turn serves as a transition and a link to larger surrounding
low density neighborhoods. The intent is for the component zone districts to form an
integral, town -like pattern of development with this District as a center and focal point;
and not merely a series of individual development projects in separate zone districts.
There is currently nothing proposed for this property. In 2003, after completing the City's development
review process, there
was a King Soopers Supermarket -anchored retail center (to include retail and restaurant uses) approved
on the property. Due to inactivity that plan has expired and has become null and void. Anything
proposed in the future will have to begin our process all over again.
3) There are approximately 35 acres of undeveloped land in that area that are zoned MMN, Medium
Density Mixed -Use Neighborhood in the City of Fort Collins. The purpose of the MMN District is (from the
City's Land Use Code):
The Medium Density Mixed -Use Neighborhood District is intended to be a setting for
concentrated housing within easy walking distance of transit and a commercial district.
Secondarily, a neighborhood may also contain other moderate -intensity complementary
and supporting land uses that serve the neighborhood. These neighborhoods will form a
