Parked vehicles may overhang both sides of a
landscape area at least 7 feet wide or a
walkway at least 8 feet wide, as described above.

(4) Vehicular Overhang. The stall dimensions indicated above may
be modified with respect to vehicular overhang as indicated in
Figure 5, except that compact vehicle spaces may not be reduced in
depth to a dimension that is less than the required depth indicated
above.
(M) Landscaping. The following minimum standards shall apply to all
parking lot landscaping plans:
(1) Landscaping Coverage. At least six (6) percent of the interior
space of any parking lot containing at least one thousand eight
hundred (1800) square feet and containing not less than six (6) or
more than one hundred (100) spaces, and ten (10) percent of the
interior space of any parking lot with more than one hundred (100)
spaces, shall be devoted to landscaping meeting the standards set
forth in this Division. See Figure 1 at Section 3.2.1(E).
(2) Installation. Except as provided herein, no certificate of
occupancy for property with an off-street parking area required to
provide landscaping in conformance with these regulations shall be
issued unless all landscaping on the property has been installed in
accordance with an approved landscape plan for such property. In
the event that such landscape installation has not been completed,
an occupancy permit may be issued upon the receipt by the city of
a cash deposit, bond, letter of credit or other satisfactory financial
guarantee in the amount of one hundred twenty-five (125) percent
of the estimated cost of the landscaping improvements determined
by an executed contract to install such landscaping or by adequate
appraisals of such cost. Such bond, cash deposit or equivalent shall
further guarantee the continued maintenance and replacement of
the landscaping for a period of two (2) years after installation, but
the amount of the same shall be reduced after installation is
completed to twenty-five (25) percent of the actual cost of such
landscaping. Any bond, cash deposit or equivalent deposited
pursuant to this requirement shall be released upon certification by
the Building Permits and Inspections Director that the required
landscaping program has been completed and maintained in
accordance with the requirements of the bond.

(3) Long -Term Parking Stalls. As an option in long-term parking
areas, if no compact car stalls are to be included, all long-term
parking stalls may be designated using the following stall
dimensions:

* When garages are located along a driveway and are opposite other garages or
buildings, the driveway width must be increased to 28 feet.
** When an overhand is allowed to reduce stall depth, aisle width must be increased
to 22 feet.

(L) Parking Stall Dimensions. Parking areas for automobiles shall meet
the following minimum standards for long- and short-term parking of
standard and compact vehicles:
(1) Standard Spaces. Parking spaces for standard vehicles shall
conform with the standard car dimensions shown on Table A.
(2) Compact Vehicle Spaces in Long-term Parking Lots. Those
areas of a parking lot that are approved as long-term parking have
the option to include compact parking stalls. Such approved long-
term parking areas may have up to forty (40) percent compact car
stalls using the compact vehicle dimensions set forth in Table B.

We believe the proposed layout offers additional benefits to the development by enhancing
vehicular and pedestrian safety by increasing the widths of pedestrian walkways and allowing for
the alignment of drive aisles throughout the site. This proposal meets or exceeds the parking
standards established by King Soopers for 60 degree angled parking.
Please review and contact me to discuss how to best incorporate these changes and any necessary
language into the ODP that is currently under review.

Attached please find the overall site plan of the proposed North College Marketplace. We would
like to review the possibility of applying for a variance to modify the dimensions of the parking
stalls. We understand that the variance would need to be approved by the Planning and Zoning
Board per section 2.8.2(H) but we would like to get your opinion on our proposal prior to
incorporating it into the ODP.
The modifications would apply to the 60 degree angled parking stalls only. All drive aisles and
90 degree parking stalls would be constructed per City Standards.
We propose to reduce the depth of the parking stalls (the `D' dimension) as follows:
o Internal stalls by 1'-5", from 21'-0" to 19-8"
o Stalls adjacent to the landscaped areas 1'-4", from 21'-0" to 19'-7", the two feet of curb
overhang will remain.
These modifications will reduce the total distance per aisle to 63'-3" from the city standard of
66'-0". Please refer to the enlarged portion of the attached site plan for a graphical representation
of the proposed stall layout.
Incorporating the proposed modifications will allow the 2 central pedestrian walkways to
increase in width from approximately 9 feet to 15 feet and increase the landscaped area in those
islands from about 5,000 square feet to about 9,000 square feet. Additionally, the bio-swale on
the north side of the parking field will increase to 1,500 square feet. Please refer to the overall
site plan for a graphical representation of the enlarged landscape, bio-swale and pedestrian areas.
Please note, most of the 60 degree angled rows of parking contain 16 contiguous spaces instead
of 15. However, the landscape islands at the ends of the rows have been enlarged to allow for
more substantial landscaping.
